Some Friday afternoon news:

A 16 story, 306 unit apartment building is being proposed for the triangular shaped property north of Speer and west of Bannock in the Golden Triangle.

RDS are you talking about the property where the Dependable Cleaners is? It looks like BANNOCK ASSOCIATES LTD PARTNERSHIP out of Aspen owns a good amount of land on that block. 875 Bannock is the southern most parcel.

Well, let's see. Since I've been on this forum, I've been accused of lying, exaggerating, been told "I call bullshit" on things I've posted, been ridiculed for being critical of "stick buildings", the list goes on. The little denver forum fan club bands together in ignorant solidarity because, gasp, no one dare criticize anything that happens in Denver. I know I'm not welcome here, but it doesn't mean I can't discuss items in a reasonable manner.

On that note, point out where I've been unreasonable or defiant. That's bs.

Ultimately, you guys really need to grow a pair and learn how to debate an issue without getting so nasty. One of the most unfriendly board cliques I've ever seen.

^ That's not necessarily the most friendly response either. Let's not fight fire with fire here. Everyone has their own opinions / observations and, quite frankly, nobody is right or wrong because no hard evidence has been presented from any party.

So, I'll put my mod hammer down here. Let's stop the pot conversation since we all have varying opinions and sensitivites on the subject. If it continues, I'm not afraid to delete posts.

We can all agree that Denver has some growing pains from various sources of immigration. Be that Cali, Manning, pot, and the beautiful state we have here.

Yes, it would take the Dependable Cleaners site, as well as the first set of buildings to the north of it. It would go north on Bannock to the Rooster and Moon building, which would remain.

Oh, and the building would have about 30,000 square feet of ground floor retail.

Thrilled that Eviva Cherokee has started construction! I hope some developers a working on plans for the parking lot on the SE corner of 13th and Bannock. It currently such an eyesore viewed from the DAM. That site has a huge amount of potential to be something great.

I have to agree that the couple of Victorian houses a citizen's group is trying to save in Jefferson Park should not be torn down by a developer who wants to increase the size of their property to build more units (I don't know if they are going to be apartments or condos/townhouses). These houses are in well maintained condition and are good quality with nice original details. I don't have a problem with old, dilapidated, cheaply made buildings being torn down for something new. But it is not an improvement for the neighborhood or the city when nice old buildings are torn down for standard new ones. The owner could sell these houses to someone that will cherish them instead. He was offered $1M for the two houses by the developer. He could get close to that much if he sold them to individual buyers. If these properties need to be developed so badly these houses should be moved instead.

That's asinine. Moved where, and is the city going to pay for that? (A) if somebody wants to sell their house to a developer, that's their right. (B) you think every building in the city older than, say, 1930, needs to be preserved? If that's the case, we will never be able to densify. Major historic buildings, yes. Single-family homes (barring some major event, or important person having been there)? No. Cities change, deal with it.

I didn't say the city should start moving houses. I just don't think it is beneficial to tear down houses like these for more of the standard apartment buildings the developers are currently building. The developer in this case is only thinking of the money their going to make and not about the historic fabric of the neighborhood. Tear down the run down p.o.s buildings first. How is tearing down houses like this an improvement? Besides, in this market the owner can easily sell these homes to people how would love to own them.
