I'm aware of those projects weatherguru18 but was only comparing the Perot Tower to projects that have actually gotten past the drawing boards like 609 Main (the current tallest built since the 80's).

In regards to the CBD's currency rate it is currently at 24.7 which is a big improvement if you are familiar with the CBD's vacancy rate in the past. Uptown however is another story. The district has been built out. There is practicaly no more lots to build on. The Perot Tower sits at the border of both of these. If you wanted to continue on the success of Uptown/Victory then crossing over Woodall is a good option.

A correction to the actual vacancy rate for Dallas CBD: at year end 2014 it was 20.6%. Uptown was 9.6%.

Dallas CBD has shown a steady net leasing at the strongest level in years. And Uptown has been on fire for a very long time.

The many significant renovations of older office towers underway, including the huge 1401 Elm Tower, into residential and hotel will have a major positive effect in upcoming vacancy reports as the surge of redevelopment in Dallas CBD grows by the day.

Downtown skyscraper plans and Victory Park office campus will lure businesses to center city

Anyone throwing stones at this proposed major office skyscraper in Downtown Dallas, which based on the rendering would easily be 825+ feet in height as depicted and could go much higher, is either feeling threatened or is jealous.

Downtown Dallas is going to continue to see a reduction in its overall vacancy rate and will continue to have more residential development along with an increase of new companies moving into present vacant space. It is a good time to be an office landlord in Dallas. The reduction vacancy rate for downtown Dallas is among the fastest in the country. Although Perot along with Hillwood Development Corp. careless about vacancy rates, they are going after their own tenants ahead of the demand.

Here is an article from today that's a great example of whats happening to every building that was once sitting empty and overlooked in Downtown Dallas. This is the reason why the CBD's vacancy is drastically going down and developers are eying it once again.

Downtown Dallas tower redo attracts public pension investor

One Dallas Center – formerly called Patriot Tower – was mostly empty and rundown when Todd bought the building out of foreclosure at the end of 2012.

With financial incentives from the city, Todd and his partners had a deal in had to remodel the lower half of the 37-year-old building into office space for HKS Architects and Greyhound Lines.

The rest of the project was a bigger gamble – turning the top of the tower into luxury rental homes.

Perot has talked about luring them in from out of town, but my bet is anybody coming from another part of the country wants to be in Legacy West. However, Perot could always poach from the suburbs.

I think developers in DT have finally gotten real about who they are trying to lure downtown and its working with several large out of state lands, including several large law firms. Toyota was never looking downtown. Neither was FedEx or Liberty Mutual. That's why they moved to Plano, to be in Plano. Smaller financials, consulting firms and big law want to be in Uptown or Downtown, and that realization has really paid off. Also kudos to the realization that DT Dallas has a huge pent up demand for apartments. Should be a huge drop of new apartments in the next year or two. Thousands of units going up or under renovation.

The LTV Tower, now known as the Trammell Crow Center, originally had four mega-lights illuminating the four corners.

It was turned off for the same reason the Gables Tower rotating beacon was turned off...the FAA & Love Field.

To highlight your point of the dramatic change from your mid-80's pic with its empty area north of Downtown Dallas' Woodall Rodgers Freeway and the dramatic change to how it looks today, below is a fairly recent pic of Downtown:

Most of that growth has occurred in the last 10 years or less. Downtown Dallas' Uptown/Victory District, immediately north of Woodall, currently has 12,000,000+ square feet of office space (roughly equivalent to twelve 50 story office skyscrapers) and thousands of residential units that were not there 10 years ago! Downtown Dallas south of Woodall contains about 38,000,000 square feet of office space for a total of about 50,000,000 square feet of office space currently Downtown.

And as my pic above shows how dense the central core of Dallas has already become, there is a slew of additional towers currently under construction or will be breaking ground very soon in the core that will add yet another wave of further density to Downtown Dallas including:

33 story Bleu Ciel residential tower (u/c)
23 story The Jordan residential tower (u/c)
22 story Frost Bank office tower (u/c)
21 story McKinney & Olive mixed use tower (u/c)
21 story One Uptown residential tower (u/c)
18 story Hall Arts office tower (u/c)
18 story The Brady residential tower (u/c)
14 story 1900 Cedar Springs residential tower (u/c)
39 story 2121 Flora Arts mixed use tower
32 story Residences at Park District residential tower
19 story Park District office tower
30 story Katy Station residential tower
29 story The Union Dallas residential tower
25 story The Union Dallas office tower
25 story Skyhouse II residential tower
24 story Hines Victory office tower
24 story Streetlights Hall & Howell residential tower
23 story Ascent residential tower 1 (2 tower complex on shared podium)
21 story Ascent residential tower 2 (2 tower complex on shared podium)
17 story "Old Warsaw" office tower
~17 story Dream Hotel


There are yet others that I don't recall off the top of my head at the moment. The ones listed above not u/c at the moment have groundbreakings that are imminent or planned in the not too distant future.

That's a minimum of 21 new towers that are being added to the Downtown core - all being built within the same visual scope of Downtown as seen above! That is mind-boggling when one fully considers the extent of the enormous and vibrant growth occurring in Dallas' city center. Density in the Downtown core is becoming truly significant.

In addition to the above 21 towers there are proposals/plans for several significantly tall towers for the Downtown Dallas core as well:

50-100 story Perot Tower, early rendering in previous posts above
twin 80 story and twin 60 story towers (4 tower complex just south of Dallas City Hall)
50+ story The Lexi mixed use tower
46 story Cityplace mixed use tower
45 story Hall Arts mixed use tower
29 story Hall Arts residential tower

The Downtown Dallas core is headed for an enormous increase in density that will occur over the next ~2 years coupled with significant towers proposed that could completely alter the face of Downtown Dallas. A photo of Dallas taken from this same vantage point in ~2 years will be revealing.

I wish that photograph was HD because that is a really cool pic of Dallas. Now that I see this long list of buildings to go up and comparing it to that pic of downtown in the 80s, Dallas really is starting to resemble that of a meglopolis.
However, from what I recall reading from previous posts, I am unfortunate to say that the "twin 80 story and twin 60 story towers, 4 tower complex just south of Dallas City Hall" might simply be a pipe dream. As far as I know nothing has been done and there is nothing that says it will actually happen. I'm afraid that isn't going to be. Unless you have other sources that claims otherwise?
On the bright side we still have the Perot Tower that will be going up. I am hopeful that all the empty parking lots that isolate Fountain Place and this soon to be tower, that I am really crossing my fingers will reach over 1000 feet, will also be future sites of towering skyscrapers. And hopefully the tall towers will reach into the Cedars and possibly expand the skyline south to the Trinity.
