According to "the Stucco Guy", acrylic stucco is much more durable and costly than typical stucco. I just wish there was more openings in the building and less painted surface. Some of the windows in the building should have a good view of downtown across the burnside bridge.

That's why I believe that architectural awards should not be given right after a building is built. It takes several years to see how successfully a building turns out. Too many examples of award winning buildings that either looked awful after a few years or didn't fit into their neighborhood.

Thanks for the info. Good to know they're going with a durable and low maintenance finish. The installation process takes much longer and has many steps, but once it's done, it'll last 100 years or more.

When Killian Pacific struck a deal with Portland General Electric in 2013 for a 60,000-square-foot industrial building at 1515 S.E. Water Ave., there were issues.

Constructed by a predecessor to PGE in 1911, the building had a history of being used as a railway depot and a parking garage, storage facility, maintenance yard, machine shop and even office space.

Not the least of its uses: the utility offloaded power transformers there. PCBs, heavy metals and other contaminants had soaked into all three concrete floors, including the basement. Soil below the building was contaminated as well.

Urban Development Group have scheduled a Pre-Application Conference to discuss a new building at 1111 SE Sandy Blvd:

Interestingly this site has a design overlay, and I don't think the community design standards can be used in the Central City. I wonder if UDG are capable of making a building that gets through Design Review.

And here is the reason for the delay to 419 E Burnside. Multnomah County has to vote to allow Central City Concern to sell the land they were given by Multnomah County. From this week's board agenda:

Notice of Pre-Application Conference [PDF] for the addition to the Industrial Home Building. I believe that this will be the first new building in the East Portland / Grand Ave Historic District since its creation in 1991.

Revised drawings [PDF - 50MB] for Modera Belmont. Building has gained some balconies, the ground floor live/work units have been replaced by retail units (yay!), and the amount of white metal panel seems to have been reduced. Going before the Design Commission today, but the staff report [PDF] still doesn't recommend approval.

The Multnomah County Board of Commissioners voted to "postpone" the resolution to authorize the sale of the Central City Concern property "indefinitely"...The Central City parcel is what allowed this project to grow from a half block to a 3/4 configuration.

The 419 E. Burnside project aint happening, folks....at least not in its 3/4 block configuration. This developer barked up the wrong tree on this one - now the question will be whether or not they have it in them to modify it to the size it had been or if they'll cancel the project all together.

As I ride past this site twice per day, it would have been nice to see something happen...

UPDATE: Video footage of the Board of Commissioners meeting during which they postponed authorizing the resolution indefinitely is online at the Multnomah County website. Deborah Kafoury introduced the resolution and recommended indefinite postponement - the rest of the Commissioners swiftly and unanimously agreed. This issue was quickly put to bed. It makes you wonder why the developer spent so much time and money winning Design Review approval for a 3/4 block project when they appear to have had no support at all from the County. Will they do a 1/2 block project, or none at all?

Interesting. The ground story needs work to make the building, and especially the retail, feel more active and inviting. But overall, this one certainly looks like it'd fit right into the neighborhood.

"Postpone indefinitely" is most likely parliamentary procedure to move an agenda item to another date, not yet known. It's now on the agenda for June 11th. I am told there were some changes that needed to be made before the board could discuss it.

Thank you @maccoinnich. I've often seen motions to postpone indefinitely used as a way to provide political cover for those who don't want to go on record of not supporting a resolution - at least as written at the time the first vote was scheduled to occur. The resolution in question is then modified to make it more "toxic" prior to becoming an agenda item, after which a formal vote occurs and it is denied altogether.

In this case, perhaps your are right and the commissioners just wanted to add a few things to the mix prior to formal approval. I certainly hope that's the issue on this one because while I just couldn't stand this project initially but I have to say that now I rather like it. So, I will keep my fingers crossed on this one and its good to hear that it isn't dead. Thanks for the info.
