I believe they are still in the concept stage with Regina Downtown BID. Their territory is: a 40-block area that extends between Angus Street, Victoria Avenue, Osler Street to Saskatchewan Drive.

Jaja.

Well, there are at least 3 building that 'grew'. The Sheraton Centre, which was built in '77, grew by 3 floors in '81; The Motherwell building (1954) grew about 10 years ago; and Viterra grew by 4 floors. (During the mid-'90s?)

I really do like this one, it is well done, and doesn't eat up the whole lot with the landscaping tying into the building so well.

Same. It's a 50' lot so they could have easily squeezed two houses on there, but keeping it a single home on the lot with a proper backyard makes it fit a lot better with the neighborhood, regardless of it's ultra modern style.

36 Angus Crescent is currently an empty lot, and it's a rare 50' wide lot in the Crescents that had a single home on it. I hope for the neighborhood's sake that the new owners choose to build a big, beautiful home there to replace it, but I have fears it's going to be split into two 25' lots like all the rest of them. I wouldn't even mind if they built it like this one on Argyle St.

This is a newer area than the Crescents, so the lots are actually bigger. That is, the lots are actually 50 ft. rather than 2, 25 foot lots. They would not have been permitted to subdivide in that neighbourhood.

Edit: the lot is 7,221 square feet, which is very large even for that neighbourhood.

The biggest problem with this house is the fence. It's very ugly.

Also, I am very amused at every time this forum randomly chooses to be against density.

Actually I like this fence with this house. As far density goes its just a pc word for Ghetto Fiction. You want density, go try live in Hong Kong it sucks but different strokes for different folks. Been there done that.

I'm mostly indifferent to the fence, but the materials have really made it age poorly. The wood has aged terribly in comparison to the metal and it just looks poorly done now.

Aesthetically, the new infill on the NorthEast corner of Montague and 20th Avenue is almost, but not quite, as tragic as the one on the SouthWest corner. Materials and color are just so wrong for me.

It definitely seems like Montague from McCallum Ave to Regina Ave is becoming Usonia Alley (Copyright: Me). It won't be long before all of those low-cost war time homes are demolished and replaced.

Truth be told I don't mind it. The houses that are being replaced are the definition of ghetto and devalue what is typically a very premium neighbourhood. Usonia seems to be single-handedly gentrifying a rough section of Lakeview.

^It's not that rough. Yes there are some replacement needs. I just wish Usonia had done a better job with the frontages on the streets. They make some good looking homes, but their side elevations are totally wrong for the corner lots.

Good architecture has some context-awareness. Those two are just wrong.
