Probably not because the business interest in the area like the way things are now. There is no push to redevelop any commercial property. And forget about trying to rezone any residential tracks... you will have NIMBY bloodbath on your hand.

Agreed... pretty much the entire business districts along Century and Sepulveda are locked in the current development pattern due to height restriction and lack of motivated property owners (hotels pay for themselves... not much motivation to redevelop).
The section along Lincoln Blvd is under zoned but it is NIMBY central over there so forget about trying to do anything.
Although I think the Manchester Blvd corridor between La Tijera and 405 has some potential. The area is zoned for light industrial right now but it is getting a Crenshaw line station (Florence/Hindry) near Randy's Donuts. With all the rental cars lots relocating to Manchester Square, there may be some parcels that can be good candidates for mixed use or more dense residential development.
