there seems to be reasonably dense stuff going up in westchester and nearby playa del rey, but will the area ever coalesce into something better and more functionally urban? that area in particular has a lot of projects lacking any sort of retail.

Not without some huge policy changes, Westchester in particular. The combination of NIMBYs + hilly topography + outdated zoning + current built environment will make it very difficult. Playa Del Rey has a nice commercial stretch on Culver Boulevard, but it's never going to densify on the surrounding block.

On the other hand...lots of interesting stuff going on in Frogtown.

Probably not because the business interest in the area like the way things are now. There is no push to redevelop any commercial property. And forget about trying to rezone any residential tracks... you will have NIMBY bloodbath on your hand.

Agreed... pretty much the entire business districts along Century and Sepulveda are locked in the current development pattern due to height restriction and lack of motivated property owners (hotels pay for themselves... not much motivation to redevelop).

The section along Lincoln Blvd is under zoned but it is NIMBY central over there so forget about trying to do anything.

Although I think the Manchester Blvd corridor between La Tijera and 405 has some potential. The area is zoned for light industrial right now but it is getting a Crenshaw line station (Florence/Hindry) near Randy's Donuts. With all the rental cars lots relocating to Manchester Square, there may be some parcels that can be good candidates for mixed use or more dense residential development.

Clicking on that link that San Frangelino posted, scrolling down to the bottom, the same company has a rather large mixed use mid-rise/high rise combo for Long Beach apparently in the pre construction phase. never even heard of it before. Its called "Long Beach phase 2"......If my viewing of the rendering is correct, this is at the intersection of Broadway and Long beach blvd. in the heart of downtown next to the blue line station.

And by large I mean Large for Long Beach standards.

10000 Santa Monica Blvd is moving fast, they must be up to the 10th floor or so on that project.

Also, Sunset/ La Cienega is above grade on the west half now.

I was so confused and mad at the courts for blocking the leasing/sales of the units in the new spaghetti factory tower, I thought allowing the nimbys to have their way with this one was just ridiculous......

HOWEVER.

There was a special news report the other night about the project and the CIM company itself and it is literally the worst company ever. Now I know why it was partially halted and being sued. They did/ are currently doing so much shady, Excuse my French but (🞵🞵🞵🞵), that they shouldn't be allowed to do business in this city anymore.

I agree, that one is on CIM. Idiots. I really hope a tower doesn't get torn down, but it might.

I saw the same news report. CIM deserves everything that happens to them. They actually went around the city and had the nerve to use the bottom half of the tower as a hotel. Not licensed for a hotel. No maids, no room service. barely anyone at the front desk. When the tenants went to the front desk and leasing offices to ask what in the hell was going on, they were ordered to have the cops called on the tenants. Its crazy. I hope the nimbys win this one.

But I desperately hope there is a way to not tear it down. it really isn't that bad of a building....its nice filler development. Courts should just sue and make them sell the building for all the expenses it costs to build the building and nothing more.

As San Frangelino mentioned last week, work is underway on a new development at 5400 Hollywood Boulevard.

Developer is Meta Housing Corp, architect is Y&M. Five-story building with 40 units of affordable housing and 3,300 square feet of ground-floor retail space.

I was just looking at the regional connector project map... Am I understanding correctly that the expo line won't make it to Union Station?!?!?

If so, I'm furious. Connecting all lines possible to union station should be a high priority. If they don't connect expo to union, they are wasting an enormous opportunity to enhance regional mobility and demonstrating metro's lack of ability to understand even the simplest of transit principles. Will someone with specific knowledge please please clarify for me?

No it does not go to Union Station. Not sure it would be feasible from a cost and engineering standpoint.
