Doing some other reading on the city web site and it looks like that EdgeCorp Developments Ltd is going to be selected to partner with the city to develop the City of Winnipeg lands at 1500 Plessis Rd. (aka old BACM yard).

Apparently only EdgeCorp repsonded to the city EOI request for a joint development partnership. An EOI for sale of land in 2013 did not receive any repsonses.

So the Alexander Docks have been declared unsafe and closed by the city:

I wonder what the future will hold for the old docks? With the Paddlewheel boats out of business, I wonder if the city will give up on maintaining the docks altogether and turn the area over some some type of development? Didn't Rod Zimmer have some cockamamie proposal to develop this area a few years back?

I wonder what is actually wrong? The docks were recently completely rebuilt by Subterrainian over the course of two winters.

If I recall correctly, "Winnipeg Architect" has been trying to convince the city for years that there's a major issue. Maybe he can remind us what's up?

The dock in Selkirk seems fine after what 35-40 years. Of course things just aren't built the same (to last) in Winnipeg as everywhere else.

Actually, he's in the Free Press comments and doesn't mention any specifics, just a shot at CentreVenture, so maybe he doesn't have anything to add.

Lol if I recall, there are weeds growing that was the issue. It was ugly looking out from his palace of condos.

There's some structural damage to the dock. FreeP article says there's damage to the underside of the wooden dock. When it was rebuilt, would they not use rock, concrete or steel, in a river prone to flooding. And freezing every winter?

Could ice flows on the river not damage one dock (Alexander) and leave another (Selkirk) untouched? Also wouldn't the type of damage not really be influenced on when the last major overall was?

In terms of the Shell at Notre Dame and Sherbroke this change seems like it may have come out of no where. If i am not mistaken they replaced the underground tanks there within the last year or two, an expense I am sure they would not have done if they were planning to close anyway. Yes, it might have been "required" to stay in business but it is was being sold why not board up the station instead?

The dock in Selkirk, from what I remember, is a lot more robust. Steel sheet piling with concrete. Not sure what's on the river side at the Alexander docks. Wood I guess.

Those bricks for the Tina Fontaine memorial look like they're pretty old. Heritage building salvage? Or just laying around in the weeds.

Probably the Manitoba Clinic gave them a really good offer to sell out. I don't know if the tanks can be reused at a different station. If so that cuts their losses on the renovations. The signs and pumps for sure will be taken down and used at a different location.

Interesting.

Being an Engineer who has conducted numerous structural reviews, asset condition reports ect... the lesson learned should be:

Don't hire an Engineer to review anything if you want a glowing report.

I could condemn a brand new house without much effort, much less an aging, beat up, seldom used dock.

There is probably nothing wrong with the dock, they probably just do not want anyone using it for fear of liability.

of course the city covers themselves with the usual boilerplate statement in the EOI request:

"The City makes no representations or warranties of any kind whatsoever regarding
the contents of these assessments and reports."

50 years? Perhaps they meant in DOG YEARS??????? What a ridiculous situation to have when tourists are about to descend on the nearby area soon for summer. Kills the River Rouge as well. Just get er fixed a sap!

I wonder if the owner of the River Rouge had paid his city taxes and lease payments to the city for 2012-2014 they may have been a little more accommodating to fix the dock faster.


The late payments came out at the end of the Apr 15/15 news release where the city said they would try to help find a different location for the boat to dock.

Let's say the dock is done. What would people want the space utilized for instead?

- Recreation for local residents - playground, tennis court, stuff like that?
- Replace with another dock or marina (I believe Riverman would suggest that's not possible?)
- Is there room for another low rise building?
