They might put a Metro, but I am not too sure about the LCBO. I am not sure whether they are going to tear down the LCBO or not.

the podium on CP 1&2 is honestly almost as bad as the old brutalist building it replaced (RJ's Boom Boom Saloon! I don't think you guys remember that...)

They are not tearing down the LCBO and it will not be part of this development. Store #38 will remain, albeit with half the parking lot. I'll bet $5 that Metro will be included in the redevelopment.

If I recall correctly, that LCBO building was never intended to be permanent and it was expected that it would eventually be replaced by a tower. Whether that is about to happen, I couldn't say.

IIRC, the LCBO has about 20,000 square feet, it's one of the largest liquor stores in Canada.

Does the LCBO own that lot? I could see them moving into the new tower podium and selling off their existing lot for redevelopment as part of the province's push to generate capital cash from the LCBO.

Metro and a Farm Boy. That would be sweet... or just a Farm Boy. 115k square feet of Farm Boy, that would be so sick! New Flagship location in the heart of the city.

Maybe those condo towers should have balconies, in case people want to sit outside in the summertime. Especially, when it is hot and sunny. I am not too sure including restaurants and coffee shops will be included in the development plan because there are so many restaurants and coffee shops around. I doubt that a Holt & Renfrew will go there because there will be too much competition with Nordstrom and the new Simon's store at the Rideau Centre.

I've spoken directly to the LCBO district manager regarding this, the store will stay as it is.

I disagree with that. Farm Boy is ok when you don`t have a market nearby. Opening a FarmBoy here would just kill whatever there is left of the struggling fresh produce stalls at Byward Market.

I dont think so. I think the only thing killing the produce stalls in the Market is rent increases. If they can survive to major food stores within walking distance, then they can survive a Farm Boy. Plus, what do you do in the winter time for fresh produce? Those produce stalls are parking spots. It would add a good variety and give better access to produce and fresh made foods, not boxed stuffs.

This will be beneficial in 7 - 8 years when the housing market bottoms out at 40% < current value (03/15).

Decreases the number of jumpers.

I was thinking the full 115,000 sq ft for a Holt Renfrew.

I'm no retail expert, but with a Nordstrom, Simons, Harry Rosen, and a renovated and more upper scale Hudson's Bay, that's a lot. I was at Nordstrom during the slowest time on the retail calendar so I'm not sure. People were definitely excited. For every "this place is too expensive" we received an "Ottawa really needs this". There are some labels that Nordstrom doesn't carry yet so there could be room for another retailer to come in. People were asking for Armani and Versace which we didn't carry yet. There are definitely some people in Ottawa looking for something even higher end than what Nordstrom is carrying right now, but Nordstrom could go even higher end if they wanted to in the snap of a finger so I'm not sure other retailers would want to compete with them.

They are also going to put a Zara's and a Massimo Dutti in the expansion of the Rideau Centre. The H&M store is going at the Rideau Centre, but this store is mostly for teens. I am sure that they will come with some shops along Rideau and Cumberland. We just have to wait and see. I do not even know when they will start construction.
