That is great that there will finally be a hotel/motel waaay up there; the city needs that sort of development there.

Some one once said that Regina has the Hills and Saskatoon has the river , and in the case so very tall condensed and impressive

The other development that's really needed on North Lewvan is a gas bar on the east side of Lewvan so you can gas up on the way out to Hwy 11 northbound. Right now the only option is the Superstore gas bar on Rochdale and that requires turning left onto Rochdale. A complex like Grasswoods just south of Saskatoon, which has both an Esso & a Petro-Can, would be ideal.

That said.... The RM of Sherwood building is a shit building. It's small and ugly. It does, however, have some historical value, unlike some buildings Heritage Regina deems irreplaceable.

It probably could be made into a pub or something but it's small and it's a dead street. The establishment of Malt City might help a little but the Harvard Parkade effectively renders the whole block useless. It would probably also work for small office for lawyers or similar professionals who might be interested in owning their real estate. But overall, the loss would be pretty minimal.

Obviously Harvard does a decent job and they look better than the garbage that came out of the 70s, but Harvard's architecture is rather uninspired. It's all glass curtain walls, all the time. It looks rather similar.

The best thing they've come up with recently is the proposal for the Lakeshore Mall. Which has the potential to be really, really good.

But in all honesty, Towers I & II are very simple. Moasic Tower is better yet but nothing special. The main problem is what you're praising. The FFC Tower, Conexus Tower and the new Ag Place are all very similar. They are short, squat glass towers. I think this cooridor would be much improved with something different happening. There's no contrast, no differentiation. It's all blue coloured glass.

Don't get me wrong, it's mostly good. The main floor retail at Ag Place should be nice. But I don't think we should assume this is the best Harvard could have come up with.

It's more bays than that in the end. Plus they're doing the same at the Prince of Wales location.

Taller would be better. The city should also enforce street level retail here to take advantage of the plaza.

Completely agree. The plaza is worthless if it's surrounded by closed doors after 5pm.

I would be shocked if Tower IV doesn't have at-grade retail. Towers II and III do, Ag Place will, and the city has been very aggressive in pushing for at-grade retail.

With the amount of retail that's opened downtown we've seen a renaissance in downtown activity. No chance this isn't capitalized on.

It (at-grade retail) is required by the Downtown Plan. It can only be modified if other amenities are agreed to by the City in their place.

Even if it's required Tower IV sits in the zone that requires retail OR public amenities. Like Tower III it could have no retail for quite some time. Thankfully Tower III got 20Ten to move in, but wasn't Harvard able to remove to retail requirement by putting those benches/trees in?

Again, I'd be surprised if there's not retail in Tower IV, but with the current zoning it looks like Harvard could potentially opt for amenities instead.

The bank is also considered retail. They were permitted to have a bigger lobby by having some of the street features you mentioned and also some public art on the inside.
