They might do like they are planning at St James st @ Portage Ave station replacement.

They build the new substation feed a supply line back to the existing building keeping it as a splice point so they don't have to re-terminate all the cables from the old one at the new station.

Garry Street Hospitality and Business Centre at over 30 floors would be a fabulous addition the Sky City if it reached the proposed 55 floors...across the street and do wonders to ad to our skyline. That stretch would add some much needed bulk as it looks like it was bombed out. I sure hope both projects are a go. Wishful thinking I know!

No, not yet. Maybe Geotechnical testing, but that's it for now. Still in the pricing stage.

That's the affordable housing project that's been in the works for what seems a decade. Probably because it's the furthest thing from cost-sensitive.

That's the one. They were back in front of council requesting an extension on their permissions granted in 2011. They have until the September 30th of this year to get moving or they'll be looking for another extension.

I have no idea why anybody would design a project like that for an organization that obviously lacks funding.

I suppose as long as the organization can pay the schematic design bills, should the Architect care? Client gets some renderings that only sit in a press release for 4 years and to the Architect it is legitimate enough of a project to place in their portfolio to land the next one.

They're definitely footing most of the bill, there's no doubt about that. The larger question is what the province's actual mandate is. Is it to provide affordable housing or to give the appearance of providing affordable housing? There's simply no reason to be spending almost $300K per door on affordable housing when basic needs can be met for less than half of that creating a larger total effect.

It's wasteful and efficient at the end of the day. Things like IRCOM house are giving the impression that the government is doing good work, but there's so much foregone opportunity by building at $350-$400 square foot their work is actually moving things backwards.

It depends upon how that architect views their role in the project, but a good architect is identifying the capacity of the client when designing the project.

If somebody hired an architect to build them a residence and the architect designed them a project way outside their budget, that would reflect an architect who is mostly self-interested.

I have worked on projects similar to this, and a grant is usually provided to cover off the schematic design phase (to pay consultants, lawyers, etc.)

This grant is a forgivable loan that only becomes payable - if the project moves forward.

So actually, it is likely that the organization spend next to nothing (other than labour, or volunteer Board time) to procure the initial designs.
