I remember hangin out at West High in the late 70's, thinking how cool brownstones would look on that block, and surrounding area.
These are a good modern version of urbanity with great amenities.
Cool development.
And by the way, does anyone remember the old Bargain Basket just west of the plasma center on 6th W. No. Temple? Ghetto type food mart.
Good to see grocery comin to the area.

Renderings are usually in the public domain so in most cases you can post renderings without any problems. If I put my posts and photos on the forum it would hurt my website traffic which would then hurt my site and its growth. For advertising purposes my web traffic is super important and will help be make SL City News become financially sustainable so I can keep the information coming.

Well I don't agree :-) jk. I think it's a great blog. But I also understand where Orlando is coming from.

I like the 400 West project as well though the renderings do not give you an accurate feeling at just how large this building is. It is over 500 feet long taking up the vast majority of the block face. I do wish they had broke it up a bit more along the block face but having said that it should be a very high end community. Something that I think downtown has been missing. I think it will be great to see some actual mixed use projects as well. It should be mentioned also that they own more property towards the west and could build even more units in the future.

While it does take up a large majority of the block, it does so in a much less "Look at me I'm a giant long boring wall" sort of way, like the Alta Gateway on 5th W. What appears to be the entrance to the complex, or courtyard, goes a really long way to breaking up such a massive project. Add the retail facing 400 W, differing set backs along the face and this project doesn't seem like a vast wall of nothing to me.

I really like this project and I too agree that it could be a massive game changer for Marmalade, and a huge addition for The Gateway. The vicinity to Front Runner and Trax is another huge benefit.

Future Mayor, I agree with you that this is a vast improvement upon the Alta project on 500 West but if you were able to see the complete plans, it may change your mind a bit. The elevations make it appear as 2 buildings but it is not. It is one huge building with an mid block interior access point that goes into the parking garages and into the lobby areas of the building. I wish that it was truly 2 separate structures and that there was a cool mid-block walkway in between. As proposed you cannot get from 400 West to 500 West and the FrontRunner station except on 200 North or 300 North. This is obviously a product of having very large city blocks. Having said that, I think this is a nice development and will add a great deal to the density of the neighborhood. I think it will appeal to a different market that does not currently have a downtown living option. I think it also starts a development creep up 400 West. That part of the city has been lying in wait ripe for real transit oriented development. Developers have secured more property in the area for development on both sides of the tracks. If and when I hear more details I will be happy to share them.

Scottharding-- to my knowledge it is all rental.

My first criticism was that it didn't engage the street as well as I was hoping. Someone mentioned the thinking brownstones would look good there and I agree - but let's not pretend these are brownstones.

That's one thing I really wish SLC would develop more of (something that is very rare here).

Commercial real estate showing strength in Salt Lake City

The report also indicates there is high demand for additional hotel space in the downtown Salt Lake City area that is needed to accommodate large conventions. The hospitality market is forecast to remain strong for the foreseeable future, according to the report.

SALT LAKE CITY — The local commercial real estate market experienced robust growth in a number of market sectors, according to a recent report.

Integra Realty Resources, a commercial real estate market research and consulting firm, released its 2015 Viewpoint report detailing the industry’s annual trends and forecasts. The comprehensive study compiled data and analysis from 2014, as well as forecasts on local and national market conditions for this year in all key industry sectors, including office, multifamily, retail and industrial...

...In the multifamily sector, Salt Lake City is in the third stage of expansion, with decreasing vacancy rates and high new construction, Liddell said. Demand for new high-density housing prompted strong expansion in the apartment sector.

“The multifamily market in Salt Lake County continues to grow,” he said. “There are currently more than 6,000 units either proposed or currently under construction, well above the 10-year average of 4,480 units.”

In the last six months a number of larger projects began accepting tenant leases, including District Heights in South Jordan, Dry Creek at East Village in Sandy and two projects in West Valley City. Upon completion, the projects will add over 1,000 new rental units to the market.

Additionally, Liberty Gateway and The Vue at Sugar House started leasing just outside of downtown, the report states.

After steady decreases, vacancy rates have stabilized as all of the new construction has come online...

It looks like construction has started on "City View" by David weekley on 700 East and ~250 South. Does anybody have any idea what this is actually going to look like? I can't find anything related to it, and their website only has a bunch of very unexciting homes, so I'm assuming that's all we'll get there. Just curious if anybody has more info on it.

I'm not clear on where this is. That address is the McDonalds near Sprouts Market. Can you please clarify?

Sorry, it's on the east side of 700 East, maybe I'm off a bit with the N-S coordinates. Either way, there's a big sign that says "City View on 7th Coming soon" or something along those lines, and they've already got a track hoe there with the ground staked out.


Edit* My Bad, I just drove past it again. It's roughly 151 South, not 250.

The first phase of this project will be townhomes, I'll have a post up next week.
On another note, Salt Lake was just ranked first in job creation! I strongly believe the growth we are currently seeing is just the beginning.
