Ken,

I love the new design although I would love to see something done with the crown. It looks as though it is unfinished, it's missing something in the middle section to complete the look.

It's too bad you can not add another five floors to it.

I am looking forward to seeing what you come up with next for the final touch.

Ken,

Thank you for updating us on the project. I think there is great promise with the design and am glad everything is going well with financing.

I am quite intrigued that this building is quite different from anything else downtown. I agree with many other commenter about the crown. It feels like to glass coming to a point was an after thought because any meaning they are trying to convey is not clear. I would like to see them horizontal and not extending higher than the rentable spaces.

Also, since when driving north on I-15 towards downtown, this building will be highly visible. This will be a great asset for you in getting people to your building. Make sure that both night and day, this building stands out and grabs people's attention. At night I think it should be lit up, showing it's occupied even when the rest of downtown may look shutdown. I'm not sure if the whole building should be lit or just the crown. I think it's a great opportunity to give this building a presence in the city for everyone who enters/exits.

Ken, maybe you can still have a tallest without adding more floors. Just add a spire on top of the crown.

Thanks for the comments. The general consensus is that the cap/top is a little busy. I will have IBI work on a few ideas and pass them to the forum for some comments. In general I love the podium and tower, but was not 100% sold on the crown (although I like the idea). I cannot change the shape of the tower (that is pretty locked down based on the floor plan) and there is more shape than you might think (should not feel to boxy).

I will get back to the forum when I get a few ideas that I like. Also as mentioned we have not started working on final color/textures/materials for the building. I do not want has much contrast on the base podium.

Have a great Sunday ... I'm off to TED in Vancouver!

Ken,

I admit that at one point I was pretty critical of the project, not that I haven't liked the concept from the beginning, but more along the lines of it actually happening.

I am more than happy to admit that you have drastically changed my mind and while I have always hoped that it would happen I am even more excited with the progress that you are making. I echo the majority of the comments regarding the design, but overall I really do like this design the best of all the ones you have presented. The one thing I will mention, that others have, is that I like how the tower is much more oriented to the corner, and seems to engage the sidewalk/street much more effectively than the previous version. I am completely fine with it not being a new tallest, as I have said many times on the forum over the years, I would rather have 3-4 22-25 story towers around downtown as opposed to 1-2 40 story towers, because it engages a larger area of downtown, spreads out the vibrancy, and ultimately takes away land for development that will eventually lead to those 40+ story towers. What I'm trying to get across is that I'm in the camp that would rather have this built than see a new tallest only on paper.

The part of your comments that excited me the most, was the fact that your proforma is now in line with the investors expectations. Those simple words say so much in my mind, it means that the dream/concept of UAC are now matching the realities of the investors, and a dream without investors is simply a dream.

Well done Ken, thank you for the update, congratulations on taking another very positive step forward, thank you for thinking differently for Salt Lake City, and I look forward to your next update.

Ok I went ahead and updated the first page with an updated AUC. I wasn't really sure with the floor count so I just put 23. Ken, do you know or can you share just how many floors this newest rendering has and how many feet? I will like to try to get AUC added to Salt Lake's Diagram.

Ken, I liked the original and am very happy with the updated version. I really like how it sets off and compliments the Borg Cube and will look great there on the corner! Yes, a new tallest would be nice, however I recognize that reality and necessity dictates the size of a successful project.

Now all we gotta do is build it...

And I like the crown--but at this point in SLC I like anything that isn't a squared off roof. Keep something pointy up there. And if it's a flaming eye, that'd be pretty sweet too.

^^ Interesting article. Thanks for posting that. I live downtown, and the amount of construction of apartments around here is kind of mind blowing. I wonder if a condo-boom will follow in a 5-10 years, as a lot of these renters seeking more urban environments mature and look to buy.
I also wonder if Salt Lake City proper has passed the 200,000 mark. The last official estimate had SLC at 191,000 a few years ago, and some argued that was too low. If we haven't crossed yet, with all these buildings going up, I would think we're really close.

Not sure how to take this. Bringing in an "outside group". Is this the start of the Miller Family selling their businesses to outside groups? What will the future hold for the Utah Jazz? A few more below .500 record and no playoff seasons and could the Jazz end up moving to say......Seattle? I won't lie, this has got me worried.

The newest estimate from the Census Bureau will be released in May. I imagine it will have inched closer to 200,000, but not be there quite yet.
