I'm a bit surprised that a lot of the housing immediately to the west and east of HSC isn't in greater demand... it's a bit like RRC PSC... you have this cool urban campus environment surrounded by a lot of nondescript and in some cases run down houses.

There's tons of demand from developers and the U of M has actually commissioned a student housing consultant out of Toronto to form an opinion as to the number of residences that will be required, but the neighbourhood is organized and there aren't that many people interested in selling. Surprisingly, that little pocket has survived a lot of the dereliction just to the East and North of the hospital. Even the South, really. But I assume it'll come at some point. There's also a group working towards building a large new palliative care hospice just to the East of Sherbrook, so land is going to come at a premium in the area pretty soon.
