Certainly is coming down. Weird thing is there were two cars on the ground floor that I could see this morning, likely more on the other floors.

Think about it, those cars could have been there for months or even years. It's not like the garage folks know how long you've been there until you exit! Some of the cars could even belong to patients that didn't make it, etc. Kind of spooky really. I'd guess they will tow them but it will have to be a low tow truck to get in there.

Geez, West Philly is building like crazy! How long before there's a building at 34th Street the size of Liberty Place and we start referring to Center City as "Old City"? This is kind of awesome.

I'm assuming that the lower right hand corner of the graphic will be incorporated into the building (and we'll be getting a backwards 'L' shaped building)? Or else it will be an 'S' shaped tower???

I don't believe so. My understanding is that they can't put anything of substantial height on any of the southern portions in that diagram (the former Boyd and parking lot in the lower left). I believe the primary reason for including these in the proposal is to allow them to build higher by right in the upper right (northeast) portion. The height they can build to is determined by Floor Area Ratio, so having a wider lot size lets them build taller as long as they don't build on part of the lot (since it averages out). From the diagram it doesn't look like they'll be altering the buildings in the lower right at all.

So, how much taller could they build their original plan now that they have all this space?

This may just allow them to build at the height they wanted to before. It would just mean no variance is needed. I can't see them radically changing the overall size or apt capacity of the building.

6abc news announced ground breaking ceremony for 500 Walnut today .
Stated that the 26 story luxury condo will contain $ 3 million suites and
the two floor 9000 sq. ft. penthouse will go for ..... $ 17,000,000 . WOW .

You have two parcels of land separated by parts of the Boyd that will remain intact. The graphic says that the parking lot in the lower left hand corner will be razed. Razed for what? And what about the big chunk of the Boyd that will be demolished in the lower center part of the graphic?

p.s. damn picture won't size properly!

At this point, I don't think anyone really knows. The only thing we have are the demo permits.

I'm with you in thinking that by proceeding with the demo but still preserving parts of the Boyd that they must have a plan/design.

1706 Rittenhouse has equal pricing and it's now 100% sold out. So this isn't a precedent.

Nothing has been announced yet for the second space. Based one what we do know however, whatever they build there will not be very tall and will make use of the Boyd's Lobby and a portion of the theater. Best guess is some type of multiplex, but it could be anything.

Based on the demolition plan though the footprint for the tower on the corner seems to pretty clearly be the same as the original plan. Whatever is going where the theater and parking lot are currently located will likely part of a as of yet unnamed new project.

that's not true, There are constant checks nightly in regards to which cars were in the garage for extended period of times. If there was anything found suspicious Penn police was notified to run a check. As of the evening of the 11th there was only 3 cars remaining. throw all that out though.

The transition has been rough. aided by the closure of 33rd street on the 12th there was complete mayhem around the hospitals. Due to the increase of cars in Perelman and the inability of patients to find the new garage, it has had a 50% increase on valet. with valet parking at 3600, the return times on cars is over an hour at times. Perelmans garages was closed twice this week for extended periods due to overcrowding.

Big wigs met and solutions came down for the next several months. they have reopened Penn Tower garage for valet. They have extended free parking at 3600 at least until May. Perelmans garage is 24 hours including weekends. Things ran smoother on Friday.


*The new bridge is proceeding as planned. Because the bridge is so long, at the elbow of it there will be benches and chairs for those who need to rest.

it will be coming down. it was scheduled to start soon, but might get delayed as they friend for valet use. Its a temp thing until patients get use to new garage and traffic patterns.

Introduced as interior designer for the 152-room SLS LUX Philadelphia Hotel, the iconic Phillipe Starck found it easy to strike the right chord with his audience of city movers and shakers.

Turning to Kenny Gamble and Leon Huff, the Frenchman thanked the recording impresarios for giving him "the kind of music that has allowed me to make good projects."

"This is my opportunity," Starck said of his first Philadelphia project, "to be able to pay my debt to you and your music," to which he listens as he designs.

With speeches, gold bricks, and daytime fireworks Friday at the Kimmel Center's Hamilton Garden, developers Carl Dranoff and Sam Nazarian, CEO of Los Angeles-based sbe Entertainment Group, led the tributes to Gamble and Huff.

The music producers' building at 309 S. Broad St. is being demolished for the 47-story SLS LUX Philadelphia Hotel & SLS International Residences, at Broad and Spruce Street. It will be the tallest structure in Pennsylvania built for residential use.

The old building, simply called "309," was the home of Philadelphia International Records, where the two men produced 175 gold and platinum discs by the O'Jays, Harold Melvin and the Blue Notes, and Teddy Pendergrass, to name three of many.

Yes and no. 1706 Rittenhouse set the stage and was the first building of its kind in Philadelphia. The amenities at 500 Walnut are better. And the units are nicer (larger balconies and higher ceilings for one thing) and will be slightly more expensive. 1706 Rittenhouse averaged 1,210 adjusted dollars per square foot in sales across all of their units. 500 Walnut is expected to approach or exceed an average of $1,400per square foot. Of course, some people will always prefer the Rittenhouse area of town. That said, I bet dollars to donuts, you will see some of the current residents at 1706 Rittenhouse move to 500 Walnut, opening a few spots at 1706.

What is Pearl "currently" planning to replace it with? A renegotiated Ipic theatre, a larger foot print 26 story building, or?
