The developers got to him first. There's no telling how long they tortured him, but now he can't really say anything else for now.

Yes, the torture was beyond what any of you can comprehend. But with all seriousness you are correct, I unfortunately cannot comment any further on the CCH, specifically on its location or design....at least until things are official.

This is looking much better. Did they add retail at the base?

That looks really great. I like it a lot. I'm not seeing any ground floor retail, though.

Honestly though, one tiny little nook of a retail spot in the middle of that building or on one of the corners would make such a huge difference. Especially with this thing already spanning one half of our enormous blocks. Alas, at least the design is pretty.

Will it include space that could be converted into retail in the future, should the demand rise?

UtPlanner should know why there has been a lack of ground floor retail enforced in the land use code for these new mixed-use housing projects. I think he might have explained it before, but it would be good to hear again. What's the scoop UtPlanner?

While I would like to see ALL apartment buildings on 400 s. Having retail, I also understand that not EVERY new apartment development can have retail. Not enough demand.

True, put even just one little corner retail on either 5th E or Denver St would be nice. The Denver St one makes sense because it is so small, but this one is really large, one spot would make sense.

Yeah that's what I was thinking FM. I'm sure it's not reasonable to have street level retail in every development on 400 South, but the encore apartments span an entire block, which which means we'll have 660 feet without retail on 400 South.

I just finished a design package for a mixed-use housing project similar to what we are seeing in that rendering, but for a suburban mall, and we were still required to have ground floor retail. I live in a similar type of mixed-use housing project, but a smaller version, and we have ground floor commercial business use. It's off the main commercial street and in a mostly residential area with light office use.

I think the main reason why it is disappointing that the the Encore Apartments don't have any retail is because so much of the project fronts 400 South with no street engagement.

Breaking news:

"

#RSL Hansen: Unfortunately, timing and process involved with this project no longer make the Fairpark a viable option for the Monarchs."

Never thought the fairgrounds was the best spot for the new stadium. There's waaaayyyy too much damn drama with the fairgrounds and Hansen would be much better of buying up some land somewhere and build the stadium himself since he has come out saying he will pay 100%. no need to get politics involved.

So what exactly caused him to do an about-face?
