Here's another somewhat off-topic post that somewhat relates to recent discussions. The Utah Clean Air rally was held recently about the problems with smog and inversion, etc. Well, apparently, Portland gets an inversion, too, except not as yucky. Check it out!

I grew up in SugarHouse in the 90s and it was pretty trashy ... but it was also unique and had a decent small town college vibe to it. Now it's gentrified to the point where it's no different, for the most part, than any other place in the valley.

It's really disappointing.

Sugarhouse has definitely gentrified over the last 10 or 15 years. But the new businesses opening in the last 12 months have been very positive for the most part. Sugarhouse now has two local brew pubs, Wasatch and Epic, on the same block within spitting distance of each other. Outside of downtown there's no other place in the valley with 2 brew pubs that close together, not to mention several other great bars in the area.

Right around the corner are a doughnut shop, pizzeria, vietnamese place, grilled cheese sandwich shop, and burger joint, all locally owned and recently opened. The old post office across the street was recently converted into a locally owned seafood restaurant/pastry shop.

That said, Mellow Mushroom Pizza and Potbelly Sandwiches, both national chains, recently opened in Sugarhouse Crossing which is disappointing. There are a lot of empty store fronts at Sugarhouse Crossing that need to be filled and I have no idea whether they'll have more chains or locally owned businesses.

I fully support your campaign to #KeepSugarhouseWeird, I just wanted to point out that there's still lots of positive local business growth going on.

Here's a chance for everyone on here to share some of the great ideas you all have. If they are heard or not only time will tell. But if you don't say anything I've been told you don't have a right to complain...either way the article talks about a "planning extravaganza" to help the area around Pioneer Park and the public is invited to share their ideas http://www.sltrib.com/news/2141087-155/pioneer-park-planning-extravaganza-aimed-at

Hey guys,

Long time reader and thought I'd finally post for the first time. I'm a student at the U of U in the Architecture Program (Don't hold it against me ). Like many of you guys/girls, I love SLC and what is currently happening around town! Hopefully I can contribute some cool stuff in the future.

For the past year I worked at a company and learned a small amount about Air Urban Center. Can't remember what Ken previously mentioned, but I can tell you they are going through the motions and developing the plans including getting proposals from MEP engineers for designs. The other thing I heard was that they are looking at the feasibility of making it Utah's tallest if the economy can support it!

Welcome Urban Design. And what's wrong with An Architect?
On the Air Center, I think the chance of it becoming the cities' tallest is slim at best, but since it is to be a mixed use building, that there IS a chance. Trying to get commitment for just commercial, or just residential for something over 420 ft. ain't happenin. Especially for a first time developer.
It's possible and it sounds like they're trying. I hope they succeed.
Almost any address would be cool with a new tallest here in SLC.
And why is there really NO mixed use towers here?
Sure there's ground retail in some, but nothing more.
Are the zoning laws stacked against large scale mixed use? There has been no proposals that I'm aware of.
I don't know, Maybe Future Mayor or UtPlanner may know something about that type of zoning...??

Hey Salt Lake! What is the coolest thing that you guys have under construction or planned right now in your city? 111 south main?

I visited a few months ago if you don't remember me posting about it, and I think salt lake is a cool place. Smaller than Denver but not without it's own character.

Some may agree or disagree but I think the "Urban Air Center" development could be the coolest thing planned right now for us......if it pans out.

I guess when you think about it, there are actually some huge projects on the boards right now that are more than just proposals, but are an ongoing reality. For me without question, the Airport overhaul is huge and game changing in every aspect. The designs are beautiful and uniquely centric to Salt Lake City and it's incredible setting. Salt Lake's airport is so close to downtown, you could say it's adjacent. It's definitely a world class project.

Second, the 111 S. Main project isn't really just that. It's a superbly planned combination of three major projects, that make it far and away one of the coolest right now. You have the 111 project, with the connected, simultaneous construction of a top notch, world class performing arts center, and the reemergence of a large vibrant new section of Regent St. IMO, this makes it one of the nations largest and coolest downtown projects under construction right now. Since it is very large, I would assume that portions of the grand plan are still being tweaked/planned, such as Regent St., even though major portions are currently under construction.

By purely a planning ranking, the huge proposals now being fielded and worked out by all sides of the issue regarding the Interconnect of Salt Lake's urban ski resorts is mega huge. What was encouraging about Mayor McAdams presentation on the matter, was that opposing sides are building a strong consensus of reality and moving forward. The ultimate consensus plans would seem to be so major, they would throw Salt Lake City into it's own stratosphere of ski and tourist destinations. Then again, the reality of what is now taking place for the urban ski area of Park City, will set Salt Lake City apart, even without the progression of the Interconnect.

The Lassonde Center is a reality, and by all indications from international weigh ins, it will be a major game changer for the entire region. Not only is it's purpose world class, but it's design is another major feather in Salt Lake's growing port folio of extraordinary contemporary design.

The Convention Center Hotel is a reality, and it's game changing importance for Salt Lake's competitive positioning is without question. We're just all thinking though, that the visual design is just going to be another cookie cutter copy of other CCH projects. Hopefully, we'll all be blindsided in a positive way.

I guess, by a standard of specifically downtown "planning or proposed", the AIR Center would have to rank right up there. Like SLC Projects said, it kind of depends on what the final reality is. Though, even if Ken scaled back his plans to reflect his previous second round of proposals, the AIR Center would still be a major game changer.

Just read this post below from over on the EPAC Thread. Some pretty cool details included by Twothirty8's post. I'm getting excited to see the upcoming pics of the new section of Regent. I love the CCC portion of Regent St., so was very happy to here that the new portion will be a seamless type connection of high quality materials and feel. Thanks Twothirty8, and a big welcome to UrbanDesign.

I took a tour today of the EPAC and here’s some info I remember.
-Starting March the exterior cladding will begin.
-The EPAC height is completed.
-Plumbing/Electrical etc is being worked on now.
-There is a crew of 150 working on the site 6 days a week, from 7am-10pm at night.
-They are ahead of schedule but wouldn’t say how much.
-The tower next door has a foundation gap of two and half feet and is a month behind schedule but are catching up.
-Regent St will be completely redone, with higher end street materials, landscaping, lighting, art installations, and flow pretty seamlessly from City Creek Center, with a focus on leading walkers through the mid street walkway to Main St, but will also continue on down to Second South.
-The EPAC is scheduled to open April of 2016.
-The water pump system starts on the roof, go down a piping system to holding stations in the basement and pumped out to the Main St water line. Sounded pretty nuts.
-There will be art installations all throughout the foyer and they met with the artists on Monday and they seemed super psyched about it.
-Parts of the foundation have 5’ of concrete, so that the audience won’t be able to feel Trax pass by.

What they are accomplishing, with such speed is quite remarkable, especially since both construction crews of the Tower and EPAC have to work around and with each other. No word on when the Tower will be completed.

For projects either planned or under construction that I think will have the biggest impact my top 10 would be as follows:

1. Rail up Little Cottonwood Canyon to Park City and linking the 4 SL County resorts and Park City together with fast and reliable fixed transit.

2. CCH. Omni Reps were in town last week looking at hotel sites. Next public update should happen by Late April but expect it in the next 2 months.

3. SL International Airport reconstruction. This gateway will be updated and incorporate Trax more effectively.

4. Transit Tax increase for increasing transit frequency and availability (Bus routes, frequency, Trax frequency, black line?, Frontrunner increased double tracking and frequency of service)

5. Increased residential options and construction throughout the city and the increase in density along the perimeter of downtown, along 4th South and North Temple.

6. 4th South Trax Extension, Main to Central Hub.

7. 151 South State. Moving development off Main Street.

8. Air Urban Center. Moving development off Main Street. Possible tallest and legitimate Mixed Use.

9. Downtown Streetcar

10. Performing Arts Center. Center itself and the working of Regent Street to become more than an alley.

This is more than just single projects but overall, the projects together will lead to major changes throughout the Wasatch Front that will continue to strengthen and grow as other projects are added, compounding the effect.

In the downtown zoning districts there are not regulations that would preclude someone from developing a mixed use structure. You could have as many permitted uses as you would like in one building ensuring that your are providing sufficient parking for each use. I think developing a mixed use structure is more complex than a single use building because you usually have money coming from several sources, which may be why we haven't seen that type of development.

Youthification

Salt Lake metro no. 1 in US and Canadian cities of over a million in % of population between 18 and 34. "Youthification"" research--including metro maps and a survey for those in this demographic to help the Canadian researchers with their project -- are linked within this article from the Atlantic's website.

I have an update on the CCH concerning its design and potential location. It will be a detailed and long post so I'll post tomorrow when I have more time and when I'm not so tired.

More stores closing at Gateway

So two more stores closed at Gateway...Wet Seal and Aeropostale. The mall looks pretty deserted these days.

That brings me to my question. Do you think the current owners can turn the struggling mall around? Will the City interven and try to help? Do you think another company could come in and "rebrand" the mall and give it a new life?

It is nice to see new stores moving into Trolley Square. It is becoming a nice place for people living in the area. As of recent an Orange Theroy opened as well as a a Yoga studio.
