Just went to the mall, and its pretty dead.. Some stores are doing clearance because of closing down

Even for a newly opened store like Oskosh, theres not a lot of excitement..

You don't mean closing down for demolition do you? What is the timeline for this project?

This isn't happening any time soon. I think AudiA3 is referring to individual stores closing.

it's pretty hurting, the upper level between the bay and the walmart is the worst area i think. H&M seems to do okay. The bay is pretty bad, the upper level where they put seasonal and luggage etc area has always been bad, they just can't figure out how to use that area. at times its completely empty with no product at all. looks weird.

they put a tommy hillfiger store where the american eagle store was, it does really well considering i thought no one wore that brand anymore.

The Fitness World is now open. So much nicer than the old location! I also think people who go to the Brentwood location will come here. I so very rarely go to the Brentwood but I do know that parking is a real, real headache.

Please, Mr. Nash--move the Kingsway location to the Metrotown Target!

I'm a bit confused, since to my eye there doesn't appear to be very much visible parking in that rendering, and at least some of it appears to be existing rooftop parking.

I'm very okay with there not being a large surface parking lot beside the station for a park and ride. Burnaby is endeavouring to make this an urban precinct and not a suburban park and ride waystation en route to more central areas. With that said, I can see merit to Translink working with the mall developer to incorporate a structured-based park and ride based on the positive experience for all parties with the park and ride at Bridgeport Station. In that case Translink owned the property and I'm not sure what their land holdings around Lougheed Station look like.

I'm also kind of surprised that it's just a handful of skinny towers. For some reason I was expecting more density of the "short and bulky" variety mixed in there. I thought they were going for an urban feel, but that render looks quite suburban to me.

Short and bulky? Hey, Burnaby is no Vancouver. It looks very urban to me. Where in the world does a suburb look like this?

Those are actually taller podiums than on the Concord lands / Yaletown / downtown south, and they contain commercial space
- i.e they aren't towers in the park like some projects quite close to Metrotown.

The parking on the right side of the rendering is existing and new rooftop/parkade parking. The lease plans also suggest a total of 8 towers along North Road from Austin to the existing development with the Save-on-Foods, not just the 4 shown in the rendering. So this could be one phase (?).

The parking on the left side of the rendering is existing surface parking around the Safeway - probably a future phase of development.

The lease plans show the Safeway still in place, but also show a food store anchor in the building at Austin & North Road - so I wonder if the Safeway will move and free up the west side for redevelopment.

I'd also be interested in knowing if any of those towers will have office space - the leasing brochure says 1,000,000 sq ft of office space.

what are they doing with the old sears? it looks more like a community centre type building than retail

will be interesting to see how it all turns out, nice to see the buildings fill up to austin

I don't suppose anyone has / remembers the rough renderings we saw about what the Coquitlam Centre area would look like after a similar redevelopment into an urban centre?

I think that was more hypothetical and in connection with the Evergreen Line.
This is by Shape Properties, who own the property, incl. the Sears clearance centre site (and are redeveloping Brentwood).

I think the Coquitlam study was by VIA Architecture and focussed on the WCE station lands.

I'm blown away by this I wasn't expecting Brentwood scale development at Lougheed. Although being at the intersection of two skytrain lines the density is more than appropriate.

May I agree?
Also, this has a real "big-city" feel (at least in scale) for a town centre, although it still has that suburban, "regional" flavor too, which is fine.
In fact, given Lougheed being established as a major town centre from the 1970s, I've been wondering why there had been no announcement of major new development there,
with Brentwood and Metrotown so much in the limelight.
Well, now there is, and it looks as if it might be pretty big.

Be a great research project, in fact, if anyone had the time and resources
I'd love to know what Coquitlam Town Centre will be like in 10 or 15 years.
