I'm also kind of surprised that it's just a handful of skinny towers. For some reason I was expecting more density of the "short and bulky" variety mixed in there. I thought they were going for an urban feel, but that render looks quite suburban to me.

Those are actually taller podiums than on the Concord lands / Yaletown / downtown south, and they contain commercial space
- i.e they aren't towers in the park like some projects quite close to Metrotown.
The parking on the right side of the rendering is existing and new rooftop/parkade parking. The lease plans also suggest a total of 8 towers along North Road from Austin to the existing development with the Save-on-Foods, not just the 4 shown in the rendering. So this could be one phase (?).
The parking on the left side of the rendering is existing surface parking around the Safeway - probably a future phase of development.
The lease plans show the Safeway still in place, but also show a food store anchor in the building at Austin & North Road - so I wonder if the Safeway will move and free up the west side for redevelopment.
I'd also be interested in knowing if any of those towers will have office space - the leasing brochure says 1,000,000 sq ft of office space.
