Something you might not know...
The hotel was designed so that the office floors (4-11) could be converted to future guest room floors.
Floors 10 & 11 were converted to hotel rooms several years back, increasing the number of guest rooms by 24, for a total of 274.
The elevator core was built with openings on every floor for the 4 main elevators (3 guest & 1 service) but are hidden behind the walls on the office floors until needed.
The office floors have their own 2 dedicated elevators which do not go higher than floor 11.

My understanding is that Remai built the office portion for the provincial government (who has now mostly or completely left).

Fortis is selling all of their commercial properties across Canada.

Yes, you are right about the offices. Remai must have made some good money off of the lease. Probably paid for the cost of the entire project.

The City of Regina did the same sort of thing with the current City Hall. The provincial government leased the top 5 floors, which paid for a big chunk of the building, and once the lease expired the City took over those floors.

Same as FNUC and the Feds.

Remai's also got a big property tax exemption because the built a "convention centre" which was really just the normal ballrooms every hotel has. Stupid City.

FCAA (Financial and Consumer Affairs Authority) is still leasing the 6th floor. I think there's a few other provincial government agencies still in there as well, but as for ministries yes they cleared out of that location.

I completely forgot about the movie theatre. That would be awesome to bring back a movie theatre there.

The store fronts need to be brought back to the sidewalk. Time to bring a non-suburban feel to Broad Street. But that won't happen.

No doubt. Broad is looking pretty shameful along the majority of its downtown stretch.

It never was much of retail street, although there were once 4 movie theatres: Odeon, Met, Roxy and Broadway (The Roxy was a half block east), a teen disco (Candy Cane), and a storefront VW/Porsche dealer!

A lot of that stuff has been available and empty for nearly two years. They've simply added some potential renders.

Wow does that picture bring back memories. I had completely forgot the roxy was there. I remember going to that theatre to see......star wars and smokey and the bandit (I think) among many others. That neighborhood was safe back then, even at night....not so now.
