I think the lines are being blurred in this city between what is acceptable/tolerable and what is convenient. Sure we'd all love to have amenities within 5-10 minutes but generally that won't be that case.

I would also say that 25 minutes is pushing it to get somewhere in Regina in less you take the longest way possible that involves several traffic lights and rush hour traffic.

I'm not saying i'm opposed to a developer wanting to build a new subdivision out there - sure the Dieppe people and employees at the GTH will love it, but do i think the city needs it (right now) in general? Absolutely not.

That is all homes and condos on MLS. So that will not include Commfree, or new builds that builders have not listed on MLS but those are usually only 5-10% of the market.

Sure 13th is there as well, but 4th is the closest for most people north of Dewdney west, until you get to Normanview Mall.

The West Regina Bypass is the one thing that is fueling this development. Companies want a place to put their goods and services along a major North South transportation corridor.

So with the Majority of trucks and cars likely to use the west bypass to go from Highway 6 South to Highway 11 North after it is built, ALL of the business' on the east side that would have been easily accessible will no longer be "easy accessible."

Yes this is going to help out the West Regina Neighborhoods, however, this is an economic decision brought on by a new MAJOR North-South Transportation corridor, nothing more nothing less. Also the talk of the new Wal-Mart, is the BIGGEST sign that THIS is a MAJOR corridor. Otherwise why build another store less than a 10 minute drive from the North-West and South-West stores???

Uh, if they didn't understand the legal advice they were getting, perhaps they should have:
- asked more questions, clarified, confirmed, etc;
- failing that, gone back to the basics... you know, that instinctive gut feeling that something doesn't seem right.

Even if everything was 100% on the up-and-up with this project, the fact that the Reeve owns almost all of the land proposed for development should have caused the RM to get at least a second opinion, and run it by Government Relations... if only to bolster the optics.

This line from the RM's press release is also weird,

"[the RM] added: “having received these opinions, Council did not fully understand the nature of the disclosure requirement when faced with multiple development agreements between the council member and a developer, which is disappointing.”"

The RM is disappointed in Council? Uh, that's kind of like the kids being disappointed in mom & dad

Maybe the RM just needs better spin doctors.

Yes, 90s. Portage Place in Winnipeg.

I'm divided on the whole breezeway concept. I've worked in many of the buildings downtown over the years and not having to brave the cold is quite welcome some days. It disconnects the businesses a bit from the street, but not actually that much and it doesn't harm the street life on Scarth as much as businesses that aren't open past 6:00pm do. I was disappointed I couldn't eat a light supper at Chopped Leaf the one night. That said, there are lots of options for some food downtown now. It's actually possible to wander the streets and pick a place to eat now, although reservations are needed at a few due to popularity.

Does anyone have any updates on the re-development of the Havik Building? It looks pretty certain that it will become part of the Cornwall Centre. I have also heard Cornwall wants to do something with their office building across Scarth St. This could mean a completely new main entrance.

Havik's FB page confirms they are moving:

The Cornwall is definitely buying the Havik building. It will be interesting to see if they every get the nerve up to end the lease with Smitty's and connect to the Havik building internally.

The office building would be most logical to convert the second floor, but it's currently leased to office users. They could move the to the vacant third floor possibly, but I haven't heard they're actually planning this.

I was going to ask how a strip mall could possibly fit along with the Carls Jr. bldg... then I looked at Google Maps: that parcel of land is larger than I recalled.
