new signage up at Place Louis Riel building on main floor. Advertising another name of the luxry long term rentals, can't recall the name, was driving too fast.

No name from me but it is interesting that several candidates turned down campaign contributes from some companies associated with the police HQ this past election. I also have to wonder if the guilty party knew they were likely exposed and did not run again in hopes that it would quietly disappear once they were out of office.

Havixbeck jerked me around when I bought 1620 Wellington Crescent in 2012 at the public hearing for a demo permit.

She does not know the city by-laws. She wanted the plans to go back for approval to community committee. That is only for commercial not residential. I by-passed this garbage by waiting for the appeal deadline and applied for a building permit. No need for community committee approval.

I tore the place down anyways and sold the land in 2013.

She is not that intelligent.

The neighbors were not that nice either.

The new home now is twice the size and height I was going to build and blocks all the views and sunset for the neighbors.

They lost on the end.

their not bad layout once u see it in person and are origonal to the buiding. i ran electrical on 2 floors of that building

They're all small units which isn't that surprising given they used to be hotel rooms. But in all seriousness, I'm not sure who makes up the rental market for 430 sq ft studios that are all between $880-$930. The 1BRs aren't too far out of line, but again, lots of them are below 600 square feet which is a small 1BR and all of them are well north of $1K/mth. I could see vacancy in that building being very close to 10% on a consistent basis given the number of studio units. And the moment Glasshouse becomes available for possession, I wouldn't doubt if 75% of those units come available for rent too. It's going to be a battle to generate reasonable rents consistently.

I'm skeptical there exists the demand for this many downtown units at these rents.

^ Garry between Fort and Graham. It looks good but I honestly wonder how it will do... it sits in a bit of a dead zone away from the MTS Centre, surrounded by parking lots and with little foot traffic nearby.

it's right in behind the Met and near Police HQ, so may get enough business from that. It's the old bookstore/ restaurant
