MetLife exec: Big Uptown mixed-use project will start next year

Look for dirt to fly in the new year on developer Trammell Crow Co. and Metropolitan Life Insurance’s huge Uptown mixed-use project.

Crow and MetLife plan to build the 2-tower complex overlooking Klyde Warren Park at Pearl Street and Woodall Rodgers Freeway.

The development will include an almost 30-story residential tower and a 20-story office building at the entrance to Uptown, according to plans filed with the City of Dallas.

The mixed-use development is on the site of the Chase motor bank across the street from the Federal Reserve Bank of Dallas.

New Orleans developer HRI will lead Akard Street apartment project in downtown Dallas

HRI project manager Richard Allen said that his firm “is under contract to buy the upper floors of the property.”

CalSTRS would retain ownership of the bottom levels of the building including the underground parking.

The top six floors of the blue metal clad office building will be remodeled into 215 apartments with an interior atrium.

Merriman Associates Architects is handling the redesign.

Stream Realty to develop new 1M SF Northlake industrial park

Dallas-based developer Stream Realty Partners, in partnership with Clarion Partners, has bought a 61-acre tract in Northlake in Denton County to develop a three-building industrial campus totaling nearly 1 million square feet.

Terms of the land sale were undisclosed.

The project, called Northport 35 Business Center, will total 945,035 square feet of space catering to tenants from 14,000 square feet to up to 650,000 square feet. The campus is located near the Union Pacific and BNSF rail lines, Alliance Airport and the BNSF intermodal facility.

Second quarter construction start set for Frisco’s Wade Park project

Developers of the $1.6 billion Wade Park mixed-use project in Frisco say they will start construction on the first buildings in 175-acre development in the second quarter of next year.Located at the Dallas North Tollway and Lebanon Road, the project by Atlanta-based Thomas Land & Development so far includes a Whole Foods Market grocery store and an IPic Theater

They developers say they are talks for a 175-room luxury hotel.

And Nashville-based Bristol Development has been hired to work on the residential component of Wade Park, including 1,300 apartments.

The first phase of the development will include office space.

A 2nd SkyHouse Coming to Victory Park?

Novare Group has filed a site plan for its SkyHouse Victory project with the City of Dallas for a half block site just east of the sports arena at Houston and Payne streets.

The property is now occupied by a surface parking lot next door to the AudiPark Garage.

Historic downtown Dallas tower will become Hampton Inn hotel

rving-based hotel firm NewcrestImage LLC recently bought the 21-story 1700 Commerce building at Commerce and Ervay streets.

The company has filed plans with the Dallas Landmark Commission to convert the 92-year-old high-rise into a Hampton Inn hotel.

The owners are seeking approvals from the Landmark Commission to make exterior changes in the property. Proceedings are underway to designate the building as a Dallas historic landmark.

No word yet. It would suck if they were shut down on that site because the FAA wouldn't budge on 5', and with their building model, that's a whole floor with around 16 units lost.

They could be looking at building on both sites like Houston (2 next to each other and another further away)

True and I think Atlanta has 3 Skyhouse buildings.

I'd really like to see Novare reuse some of the building designs of some of their other buildings. Some of the buildings are very nice looking.

I agree. It would be nice if they had 2-3 different designs that they utilized so it's just not the same building right next to another

They couldn't just stamp out copies if they did that, and it would drive up their development costs. If they had the ability to do so, I'm sure they'd 3D print the buildings.
