Dallas County sells the old Cabana Motor Hotel to developer likely to replace it with residential high-rise

As expected Lincoln Property Company bought the 399,000-square-foot property sitting on 3.275 acres near the Design District, and sources familiar with the negotiations say it plans to demolish the building and replace it with a residential high-rise and a data center. Messages have been left for Lincoln’s executive vice president of finance, Clay Duvall, who told us last month only that “we’ve looked at it a bunch of different ways.”

I agree, which is probably why Garcia disagreed with the closing price. That property gives a new definition to prime real estate.

Developer says Dallas Midtown will begin taking shape on Valley View Center site in 2015

Developer says Deep Ellum project ahead of schedule

I'm not sure I'm on board with them kicking out some of the retailers. Does that mean they're replacing funky with trendy?

No no, he said they're replacing the bad guys with the good guys

That's code for "we're replacing those smelly hippies with upscale merchants". It's not the Deep Ellum I remember.

I think it will be a good mix. Most of these properties along Main street are vacant anyway. Elm Street won't be affected too much.

Not to be a downer but then again I think most of you will agree with me on this...I don't see the Dallas Midtown project (which looks spectacular btw) succeeding fully without a DART expansion to its front door. It wouldn't even be that difficult considering it's almost exactly in between Green and Red line stations on or near the LBJ. A connector line along the route of the highway would be a no-brainer, and would carry the added bonus of giving DART riders access to the Dallas Galleria at long last.

There are similar projects all over DFW with no rail. Rail would probably hasten the development though. The location should win out though above all once LBJ construction is over.

There are very preliminary plans to eventually have a DART Line extension to the development with 2 stops. Since the overall development has a planned built out around 2030, DART has some time to figure out a way to make it work.

^ This is typical, and part of routine maintence. Similarly in Chicago they use a car that goes down the elevated tracks spraying water on them during the summer months to cool down the steel. This helps to reduce / manage the warping that occurs from the temperatures and prolongs the lifespan of the tracks.

After months of marketing a 33-story ultra-luxury residential skyscraper, developer Gabriel Barbier-Mueller is ready to break ground on Dallas-based Harwood International's latest project.
