Framework had gone past the first floor on the 4th and 4th project on the West side. The southern wall appears to have windows while the already built part of the West wall doesn't have windows.

Jubguy I don't think it's 4th and 4th you're talking about. The old Sizzler build was still there.Perhaps youre thinking the building going up on 5th east 4th south?

Building up town centers to a certain level won't take away from downtown at all, in fact it would likely improve downtown. West Valley City and Daybreak are doing a decent job of this, and the Murray/Taylorsville area is looking ever-so-slightly more urban, but otherwise it's still been a colossal failure around the county. That said, Salt Lake County is still much better than many other cities.

I noticed this in an article from the tribune. They currently have offices in multiple buildings in Research Park.

"BioFire Diagnostics, was poised to announce Wednesday plans for a $55 million state-of-the-art building in Salt Lake City to accommodate growth. The company said in a news advisory that it expects to create hundreds of high-paying jobs over the next several years."

I wonder if "Salt Lake City" means downtown, or out in the industrial park parts of SLC.

Not sure if it has any bearing on where they would build their new building, but they are currently on Wakara Way in Research Park by the U.

On NPR they said the new building would be near This is the Place Heritage Park.

I've either lived, partied, worked, Visited, had family, etc. in every single micro-area on the map, and yes that's humorously fairly accurate.

Bio Fire is building a new building in Research Park near their existing facilities.

The project at 21st and 21st is certainly contentious and I think that the neighbors there have a legitimate concern although expressed poorly. The proposed development is way out of scale for the neighborhood. A 5 story structure just doesn't belong on that corner. Unfortunately, the community has expressed their disdain for this project by saying things like, "we don't want THOSE kind of people living here," "Families can't live in 1 bedroom apartments and this is a family neighborhood" and my personal favorite "Our children will not be able to get to Dilworth Elementary safely" Someone always has to claim that it is all about the children.

I guess I'm not getting why a five-story building is too out of scale for the corner 21st and 21st?

If it's where I think it is (a lot just north of the Blue Plate), it'll sit next to another apartment building that is three-stories and next to zero homes. The only homes would be those across the street and even then, one of the lots is a business.

So, I'm confused about what their legitimate point is here.

Having a mix of housing options in a neighborhood allows all those living in the neighborhood, including the children, to stay in that neighborhood through all stages of their life should they choose. This strengthens neighborhoods. A lack of different housing options actually breaks up family units and forces those children who become independent out. I guess these people just don't like single adults, couples with no children, and the retired/elderly.

Stuff like this drive me crazy. NIMBYs 🞵🞵🞵🞵. I swear we've barely move beyond the "no non-whites" CCRs that were initially attached to property in SLC. I live in Yalecrest but my kids go to Beacon Heights so I'm in this area regularly. There's already a ton of multi-family in the area and more isn't going to hurt anyone. One would think that ditching the dilapidated strip mall and coffee shop that has been falling apart for a decade would be looked at as a positive.

Having a room full of privileged residents using affordable housing as a pejorative doesn't help them win over support. The developer didn't help his cause by being so elusive on what he plans for that corner as well (he seemed to suggest exceeding the 5-floors was an option).

On a lighter side, here are is the photo update of the Encore Apartments. I have been promised renderings from the architect as soon as they are finalized.

Watt and Westport Joint Venture Pursue Multifamily Investment Strategy in Salt Lake City

SALT LAKE CITY, UT - A joint venture between Watt Investment Partners, a commercial investment arm of Santa Monica-based Watt Companies, and certain affiliates of Westport Capital Partners has recently completed the acquisition of two multifamily land development sites located in the greater Salt Lake City region.

The first project is located at 932 East 900 South in Salt Lake City’s up-and-coming “9th and 9th” District, with plans to build 30 apartment units over 5,000 SF of retail space. WIP and WCP intend to take advantage of the asset’s infill location in the bustling 9th and 9th neighborhood, known for its pedestrian-friendly environment, trendy restaurants, and boutique retail and entertainment options.

The new development will feature a modern design that incorporates both old and new materials in order to integrate with the eclectic fabric of the neighborhood. The property previously housed the Mutual Beauty Supply store and was purchased in an off-market transaction, which closed in July.

The second acquisition plans for a ground-up development of 200 apartment units with 24,000 SF of ground-level retail space in the City of South Salt Lake. The property is strategically located along the new Sugarhouse S-car line, which connects the downtown Sugarhouse commercial district and recreation area with the Salt Lake City regional TRAX system.

After closing the deal in August, WIP and WCP have made plans to demolish the 100,000 SF Zellerbach Paper Company industrial warehouse currently on site. The new residential component of the property will feature townhomes and 1, 2 and 3 bedroom units, allowing residents to access amenities in Sugarhouse with transit opportunities throughout the greater Salt Lake City area. Both projects are expected to break ground in early 2015, with completion expected in 2016.

“With its attractive population and job growth metrics, coupled with a tax-friendly environment and low cost of living, Utah has strong growth potential for Watt,” said Nadine Watt, President of Watt Companies. “Our investment strategy nationwide is to identify strategic infill locations with easy access to public transit and a wide variety of existing amenities in order to create a positive experience for residents and tenants. These factors specifically attracted us to these properties in the Salt Lake area.”

Wow, that's right at the 300 East station 2235 S, 300 E -- great location for it.

RFPs for the CCH are due today. I fully expect renderings and a groundbreaking announcement by Monday morning!
