Correct - based on that picture you cannot definitely be assured how the towers are configured to the parking. However, this picture clearly shows the office tower is above the parking.

After seeing the site plan, I'm guessing the parallelogram shape is the condos on top of office. I'm now guessing 23 floors of office, 10 floors of condos and an amenity level in between. So 34 plus 4-5 levels of parking based on render. Taller than 3344? definitely not at 38-39 without a very large spire, but yes this might top 500'

10 floors for 50 condos? No way. The 300 apartments in the other building will take care of the smaller units. These are going to be luxury condos. My guess is at the very least 15 floors for condos. But likely over 20. If the guy above is right and there is an 80 story building - well Yeh we'll believe that when we see it. That would mean the condos are mostly taking up an entire floor each and I'm not sure there is a market for that kinda thing. I would bet 2-3 condos per floor

80 stories would mean less than 7,000 sq ft per floor. That doesn't seem right. I think 30-40 is probably more accurate.

To put it in perspective, 3344 Peachtree is 850,000 sq ft. I don't see how this new one could be taller.

3344 only has 99 condos. As far as pure office space, that can go either way, taller or wider.

In other word's this will be 40 stories? Please pardon me for asking but what do you mean by "the first in Atlanta"? Thank you for the information - this is a very interesting project...

But the new one is 550,000 sq ft. which is quite a bit smaller. It would have to be pretty skinny to best 3344 in height.

My guess is Tower 1 will be 700+ Ft. Given the location of the proposed site, tucked back in no man's land. If Regent Partners has any hope of landing office tenets willing to pay $40 sq. ft. needed to finance a project of this size, given the location, they better create Buckhead's tallest trophy tower. Just my $.02.

It sounded like a 550k sq. ft. tower, not a tower with 550k of office + retail + condos.

I think you missed that the office portion alone is 550,000 sq ft. The condos and retail are in addition to that.

Just a thought here, but the architects are the same as 3344 (SRSS). Glimpsing the sharp angles and curves of the above site plan, perhaps this is going to be a slightly complimentary twin?

are you serious, or was that your guess?

44 floors sounds good to me. i have been picturing this thing as close to the height of 3344. i think it will be a good bit skinnier.

was at Phipps yesterday for a movie and Buckhead really is looking rather dense these days. so much new stuff going up its crazy

awesome! good to have that settled hah. so that 44 floors doesnt include the parking deck? or does it? will be very interesting to see these plans develop. of course a floor count doesnt tell us exactly how tall this would be. im predicting something around 650'
