This is from newsletter from Bisnow -



We told you here first that Regent Partners is moving forward with its Buckhead tower plans. And we've got the details: According to the firm's proposal filed with the Buckhead Development Review Committee, it's proposing a 550k SF tower that will include 50 condo units and a second 300-unit apartment tower. Regent's David Allmen previously told us Regent planned to incorporate multifamily in the new tower concept.

So there's a 550k SF tower and then the apartment tower in addition to it? Then this still could become the tallest building in Buckhead, right?

So there are now three buildings proposed in the city limits of Atlanta that could be 500' feet or taller? That's pretty good for this building cycle. I'm very bullish on Regents Partners proposal because they are flush with cash. Since we can assume that the 50 condo units will be above the office space, I would look for something in the range of 3344 Peachtree. Of course this is all speculation until we see the actual plans.

I am also pleased to read about the Hanover proposal. Twenty stories in that location will fit nicely. I am also thrilled that the base will include commercial space. This will compliment the surrounding commercial space already in the area. The Buckhead Atlanta complex is destined to spur even more development in the immediate area.


One thing is for sure...the skyline of the Buckhead Business District is dramatically changing.

Which ones am I missing? I have Tower B and C at the proposed 98 14th Street development in Midtown. Then there is the potential 500'+ footer just announced by Regents. Nice to see a change of pace in that part of Buckhead. Is there anything currently on that lot or is it just vacant?

Yep, I feel that the office + condo combo could still be around 50 stories, especially if the condos are true luxury and follow similar to the mansion with only 2 units per floor.

I doubt this will be 500'. 3630 Peachtree has 425k office and 129 condos in 34 stories at 469'. It is still unclear if the total bldg square is 550k or if it is 550k plus the 50 condos.

If 550k office, then maybe low 20 stories of office, 7 more floors of condos so like 30 total.

3344 is 47 stories, at around 650'. I'm guessing this building will be in the 400' range

We can garner from the site plan, the 550K of Office, 300 Apartments and 50 Condos are built on top of a parking podium. 3630 Peachtree has a separate parking structure. Therefore, if one tower has 550K of Office and 50 condos, it most likely will be taller than 3630 Peachtree because it will also be sitting on several levels of parking.

Also, Three Alliance Center is 500K of Office, 30 Stories and 370'.

this is a very good point. 3630 would probably be 500 ft. if it sat on top of its parking deck.. I certainly think there is a chance this new tower matches or exceeds the Sovereign. Maybe it doesnt, but it will definitely have a huge impact on the Buckhead skyline and we can all agree that is great. say what you will but watching Buckhead grow over the years I have always enjoyed the varied and interesting architectural styles. I hope they come up with something really unique. That pedestrian bridge is genius btw. the Buckhead Marta station is now positioned to be one of the most accessible stations in the city for nearby residents

This would be my guess as well. Skyhouse Buckhead is 26 stories and 362units so I would imagine the apartment tower to follow suit.

Based on this image, neither tower is necessarily above parking. Given that there is ample space on the site to build separate (less expensive) parking, the chances are high that the bulk of the parking will be in an attached parking deck.
