Block 162 we've not heard much in the way of specifics yet. Tabor Two, with (only) 31 stories will have 620,000 sq. ft. It will be fun to see who beyond the Hines project is the next most likely to come to fruition.

The Good News is having significant portions of the next two office projects in Central Downtown already pre-leased. I read over the weekend where the Colorado Tower, a 373,000 sq. ft. 30-story tower in Austin set for a December opening is now 95% pre-leased so there's business expansion happening out there.

Side Topic: I'm really anxiously waiting to hear something official on SkyHouse Denver assuming it's the next most likely groundbreaking.

This would be a phenomenal event for the city and region "IF"

1401 goes up.
Hines goes up.
Then the kicker I raise you from only a third tower rising "confluence park" but a 4th.

TABOR TWO as well, only it would be reconfigured to be a mix use tower of 75/80 stories tall 1000' or better in height and end up REDEFINING THE SKYLINE!!!

Hey a urban nerd like myself can dream right. And this would be a dream come true for this urban guy who just like all of you Love the city of Denver. And only want to see it start growing and living up to its potential!

A pretty good scenario would be if a major like ConocoPhillips does opt to move an operational headquarters from a place like Bartlesville, OK to Denver. Before ConocoPhillips split its upstream and downstream businesses into two separate companies there was a plan to build a large campus in Louisville (CO) at the old StorageTek property. At the time (2008-09) it was going to be home to as many as 20,000 employees by 2030 and focused on research and training.

I'm assuming since the announcement of the groundbreaking and the time to break ground are so close together, along with an anchor tenant for the building, that this is REAL? I have to question, because after all this is Denver after all...... and there are a lot of cancelled projects........

At any rate......... good space for a new tower, I think that it has good height (although some 7 stories are dedicated parking) and since this site is mostly a surface parking lot anyways - another surface parking lot bites the dust..... I do believe though there is a single story building on about a third of the site will easily be removed since it's not historically designated or such?

So I'm going to be assuming that this groundbreaking will actually happen, so then all the best for all shareholders involved with this.

I don't know - I'm conflicted on this one. Good to lose the parking lot, but the location was one of the best available for a tall for-sale residential tower.

My thoughts exactly. I don't know how excited I am about turning that end of downtown/lodo into a giant office park - we already have one of those on the other end of downtown. I'd give serious consideration to rezoning the entire lower half of downtown. Mixed use is fine, but pure office projects need to be pushed back up the hill.

The good news is that we have an entire wasteland of parking lots called Arapahoe Square that can be loaded with residents. So fear not Buntie, there's always a parking lot with a silver lining.

Ehhh I don't know if it is as bad as you say.

You do have the cities tallest residential tower right across the street.

Plus tons of apartments coming online in Union Station and Lodo

There was also a recent proposal to build a 30 story apartment tower west of 4S. In fact the foundation for it is already built, similar to Tabor II. No official announcement but there was a rendering posted here last year. I imagine if they build it they'll wait until 1401 Lawrence and 1144 15th are done as there won't be space for the crane.

The lot at 14th & Larimer is definitely a prime place for mixed use residential, though it would have Lodo height requirements.

I was sitting on the news of the Oct. 1 groundbreaking for over a month.

The building there now was just a temporary sales office put there before the recession when the project was originally slated for condos. Its demolition won't take more than an afternoon.

It definitely is a real project. While project cancellations are not uncommon in Denver or elsewhere, I'm not sure if I can recall a cancellation after a groundbreaking ceremony.

There is always space for a crane. Denver would actually see the rare breed of the luffing jib crane flocking around the tight urban skies. We've had one of these up in Denver, and its the only one that I can remember since I've been alive.

Well we did have an empty shell in downtown for quite some time. Wasn't it called the Columbine building? Which is now the Hampton Inn in uptown?
