Holy crap, that is awesome. It reminds me of when I was a kid thinking my RC toys were much cooler, bigger, and faster than they really were. This applies perfectly. Quadcopter = super awesome F-14 Tomcats screwing sh*t up!

Also, the Bunt, RyanD, Cirrus totally works in conjunction with that third clip. Too much awesome here. Thanks for making my Saturday morning.

So my wife was at an RMA(risk management) meeting last week and they had a local commercial RE guest speaker who indicated 3 towers are close to beginning downtown, and the closest had a large oil and gas company signing on as the anchor tenant. Not sure if this would be at 1144 15th or somewhere else (T2, Block 162??). Interesting...didn't Ryan mention Conoco Philips looking downtown a while back?

1401 lawerence still set to groundbreak on Wednesday?

Maybe the hines tower is the second one under development, and the oil and gas company will go there?

makes sense with all the fracking in Colorado now...


and the 3rd tower is maybe the confluence?

hmmmn interesting.

I still think that the first 2 are going to be 1401 and 1114. The third one... ??

What is technically considered a "tower"? Could any of the office projects in US be considered towers?

I'm 100% speculating but I don't think 1401 Lawrence was one of them as she said the closest one to starting was the O&G occupied space. And I think we are talking more significant buildings, so outside of DUS. I'm sure 1144 15th is one of the 3. Possibly T2 and the office portion of Block 162??, both have been submitted to the city.

^^ Given that Hines is HQ'd in Houston it would make tons of sense for them to secure and O&G company as a (anchor) tenant. After 1401's groundbreaking on Wednesday (which I'm happy to count as a tower) we knew that 1144 15th Street was the most likely next in line office project with groundbreaking set for next spring.
EDIT: Is it possible that with an anchor tenant already in hand that Hines would accelerate their groundbreaking?

Block 162 we've not heard much in the way of specifics yet. Tabor Two, with (only) 31 stories will have 620,000 sq. ft. It will be fun to see who beyond the Hines project is the next most likely to come to fruition.

The Good News is having significant portions of the next two office projects in Central Downtown already pre-leased. I read over the weekend where the Colorado Tower, a 373,000 sq. ft. 30-story tower in Austin set for a December opening is now 95% pre-leased so there's business expansion happening out there.

Side Topic: I'm really anxiously waiting to hear something official on SkyHouse Denver assuming it's the next most likely groundbreaking.

Back in the day when we all thought that building was a go the first time, wasn't Duke Energy supposed to be the anchor tenant?

More good infill news out of Five Points. I attended a meeting on Saturday where the developers of the 5 story apartments that just broke ground on 25th and Welton were discussing their plans for two other projects up the street. These had been rumored but it looks like they are going to happen. First project will be to save the Rossonian Hotel on 27th/Welton/Washington and to add a 7 story addition to the south side which will include a hotel operated by Sage, ground for retail, and market rate condos. The next project will be in what is currently a parking lot on the SE Corner of Welton and 26th. It will be 6 stories with ground floor retail, I think some office space, and then a few floors of apartments. So their 3 projects along with Brent Snyders affordable housing apartment project on Park and Welton should really kick the activity on Welton into high gear. The general reaction from the community seems to be pretty positive since all these projects fit within the area plan adopted a few years ago by the city. Some people think it might be too tall, but they generally seem to be not very well informed about what is allowed and what is needed to make a project work.

That's true, though I think Duke has since closed it's Denver office. A pretty good scenario would be if a major like ConocoPhillips does opt to move an operational headquarters from a place like Bartlesville, OK to Denver. I'd rather them move to another office project as Hines is going to build 1144 as a speculative project, but both outcomes would be a nice feather in the cap for DT.
