I saw soil testing equipment at the Denargo Market weed lot on the corner of 29th and Brighton Blvd. this morning. Do we know yet what could be going up there? I know there was some massing studies done a while back on that area, but nothing in particular for that site.

Likely whatever it is it's probably very conceptual at this point since soils testing is usually done in the very early stages of the project.

Also there are some rumors of brownstones going up behind the Salvation Army on 29th and apartments going up on the lot just to the north, adjacent to the Industry building.

cant say a whole lot but institutional developer gearing up for a large apartment deal...there are so many things in the pipeline for that area, it's crazy. In due time.

I'm surprised there hasn't been any mention of the new townhomes going in at 22nd and Broadway. Actual units for sale! With the hospital redevelopment wrapping up, this section of town is really appreciating.

Stoneman-What would you call mediocre finishes? Since the lawsuit has been completed and people can now get decent financing for the first time in 2+ years, we have seen prices push the $550 sq ft mark on several recent sales and there are a few under contract in that same neighborhood. I think The Confluence could easily set new PP SQ Ft records if they build for sale condos.

Unless they convert later the Confluence will be luxury apartments, and likely the most expensive in the city along with Country Club Towers and Steele Creek.

Thanks! Phase 3 fills in that sliver of a building that was recently torn down just behind the industry building...its going to be ground floor office (an extension of the remainder of Industry) with a parking structure above.

Why would you put a parking garage above the offices. That just seems backwards and unsightly to me.

Denargo Market soil testing this morning

Anyone have any new renderings/recent news on what Cypress is planning for the vacant lot at Denargo Market bordered by Brighton to the East, 28th to the South, 29th to the North and Delganey to the West? APN: 2274-15-001

The address comes up as 2920 Arkins Ct Denver, CO 80216 on google maps.

I've heard and seen numerous plans but nothing within the last few months. They were testing the soils, as of this morning, and might be pulling the trigger on this lot next so i thought i would ask all of ya'll?

If it is only going to be a one story office like the rest of industry, then I guess that would look ok. I was picturing something around three stories for some reasons. Don't forget, the picture from market had to contend with the LoDo design review board (I think).
