As far as capitalizing on my investment, I have no idea what I'm going to do. FAA doesn't allow it, but people are doing it left and right, even in Denver. So for now, it's a $920 hobby that has given me the capabilities I've always wanted. Hopefully the FAA and the courts will agree on something for commercial use because I think some of these prints would sell prrrreeetttyyy nicely. I like the people waving on a building idea, even though I would have to fly super close to that building to be able to see them. With all that said, I created a thread for this fun adventure:

I say try to sell. Be like uber. This is a new technology. The law is behind the times. There will,be pressure on them to liberalize. If they victimize you, you can stop and it would be a sympathetic newspaper story.

How much does the price per SF need to be for that to be condos? Look at what resales at the Glass House command with (relatively) mediocre inside finish.

Question: (I've only lived in Denver for 4 years.) Were 4S and Spire built post-construction defect liability stuff? Have they had lawsuits? What about the buildings in Riverfront Park? Have they had lawsuits (I seem to recall when I bought my place that there was something going on at Glasshouse)?

Was the Beauvallon the tipping point for this? Just curious about the evolution of this phenomenon.

Good question Stoneman. I've been wondering that myself. One Lincoln Park went up about the same time as well. I would have to assume that with no other large scale projects since those three, and housing prices being what they are in downtown Denver, that the defects law came into effect after they started construction.

One other suspect in the death of the condo market would be lending standards. Construction of those towers coincided with the early days of the mortgage meltdown. I believe that financing (especially government backed - Fannie, Freddie, FHA) can be trickier for non single family homes. Having said that, other comparable cities have healthy condo development, and Denver doesn't - to me that would indicate that there is a local issue holding us back.

The apartment/town home project on 25th and Welton broke ground today. DI had a story about it in June. http://denverinfill.com/blog/2014/06/new-curtis-park-five-points-project-2460-welton.html
Also, the vacant warehouse kitty corner from it is for lease. And a new brewery is going in at the Five Points plaza and a pub just a few doors up from that. Good things, finally.

Yes, quite a bit higher. The originals are 3680x2760 where here they are posted at either 1600x1200 or 1024x768.

I'll think about it this weekend. I'm going to be rennovating my website with a section where you can buy prints, etc. If the aerials are on there, then you know my decision on the matter.

You're on the clock. Because this guy is gonna get a drone. This guy is a master at snapseed and has no qualms about butchering gopro jpegs mercilessly to feed the proletariat's desire for eye candy. And this guy will sell.

The Logan

Courtesy of DenverInfill photographer

On his final update for the The Logan (HERE) Ryan Dravitz had this to say:
Quote:
The design, being a typical 5-story apartment development, exceeded my expectations between the jagged facade, front artwork, brick, and vibrant color schemes. The Logan gives a great modern face while fitting perfectly in the area.
According to the DBJ somebody agreed:
Quote:
A brand-new, 57-unit apartment complex called The Logan sold for $15.5 million to a private investor.

The property traded for $443 per square foot, the highest price-per-square-foot ever paid for an apartment community in Colorado, according to Apartment Realty Advisors, which represented the seller, developer Forum Real Estate Group.

Apparently catching an Uber ride from Parker to the Pepsi Center, not so bad. Just don't make the mistake of grabbing an Uber ride back home again. Instead call for a limousine.
ABC 7News Denver has the story HERE:
