Mondrian 2.0! I really like the width of the sidewalk in front, the cafe and park on the side and red brick podium that matches the neighbourhood and makes the rest look so light and unobtrusive.

Very interesting.

Pro:
-New mid-block connection at 9.2metres will help connect this forgotten little corner to Bronson and downtown and the landscaping looks good
Con:
- Changes to the ground floor plate mean no grocery store is possible here anymore, going from 9000 sq ft to 1600 sq ft.

Interesting:
-"Townhouses" on Cambridge only have entrances from the street, not from within the building. I think that's a first. Something people often criticize is that townhouses aren't real and won't have street animation properties if they can be accessed from inside. So this is different, but will buyers like it, I wonder? Paying condo fees for amenities you can't access without going outside and then going back inside?
-whoever buys Unit 503 will probably have the best west-facing terrace in town

It's better than their original proposal and it will bring new life to downtown west (which is really lacking in newer projects and designs. It seems like everything new and shiny is getting built in the east (Bank-Elgin) or Rideau Area). Apart from Cathedral Hill and to a certain degree Gotham, there hasn't been a lot of new glass condo developments in that part of town. A lot of gloomy, boxed concrete apartments right now.

Only thing I'm not a fan of is how disconnected the podium and tower feel/look. The brick podium and glass tower don't mix. They should've added a brick element to the tower part and a bit more glass ont the podium. But that's my opinion...

Well, there is Lake Bowery, which is a relatively new addition to the area.

Speaking of which, I biked by yesterday and I swear I heard heavy machinery down there. I didn't have the guts to go closer, but I wonder if they are installing a marina?

I heard a rumour they were looking to get Shamu to perform there.

The changes on paper seem good. Nice to see a bit of an increase in height and set backs, but I feel the design took a bit of a hit.

Yeah, it kinda did. I'm not concerned with whether the height is greater or not, but the "L-, C-shaped" setback was nicer and atypical for Ottawa. It's still one of the better looking buildings in Ottawa, though.

Story in the Globe an Mail today saying Lamb sold this project to investors last Sep for about $90 million. It could turn out to be a rental building. Sorry I'm on my phone and can't copy and paste link easily but it's front page of G&M about rental market.

Thanks for the reference, waterloo. I suppose this sale went through without much fanfare.

Planning committee recommends bylaw amendments for Bronson Avenue tower

A 19-storey mixed-use building proposed for Bronson Avenue is one step closer to reality after the city’s planning committee recommended Tuesday that city council approve zoning amendments to allow the project to proceed.

Toronto-based Lamb Development Corp., the owner of the property, is working with FoTenn Consultants and CORE Architects on the proposal.

The site consists of three lots between Bronson Avenue and Cambridge Street North, sitting between Nepean Avenue on the south side and Laurier Avenue on the north side.

Under the bylaw amendment, the building can be as high as 62 metres along Bronson Avenue. There are also provisions preventing retail on Cambridge Street North.

The site is close to two current Transitway stops and will be close to light rail when it arrives. This falls under the city’s official plan for managing urban growth, targeting areas within 600 metres of rapid transit.

The proposal calls for ground-floor retail along Bronson Avenue and townhouses on Cambridge Street North, with 208 residential units and four levels of underground parking with 192 spots, 21 for visitors.

Under Section 37 of the Planning Act, Lamb Development must pay just over $350,000 to the city for community benefits which will include a community garden for Somerset Ward, landscape and pedestrian improvements to Cambridge Street North, and topping up the city’s affordable housing reserve.

Public consultation revealed concerns including driveway access, which has since been moved from Cambridge Street North to Bronson.

“I would like to acknowledge the applicant for working with the community association in order to resolve some of the outstanding concerns, such as the location of the entrance to the underground parking garage, bringing the height down, and having residential fronting on Cambridge Street,” Somerset Coun. Catherine McKenney said in a statement.

While Ms. McKenney said she supports the bylaw amendment, she is not supporting the number of parking spaces that would be included.

“It is contradictory when the applicant uses proximity to transit and cycling facilities as a rationale for their application while at the same time providing a very high number of parking spaces,” she said.

Ms. McKenney added she would like to see landscaping improvements, including more trees.

“Reducing the parking requirements will allow the underground parking garage wall to be set back from the property line and should create more space for tree planting,” she said.

The planning committee also approved a zoning bylaw amendment to allow a theatre at part of 401 Corkstown Rd., effectively giving the green light to a Shania Twain and Doobie Brothers concert schedule for Wesley Clover Parks on June 27.

Well, let's hope for nice newly built high-rises in central areas as opposed to hotel conversions and bland buildings in the boonies.

Brad Lamb Leaving the Ottawa market? He started divesting out of Edmonton (another secondary market for his group) last year with the cancellation of Jasper House.

That's too bad. He was one of the few building quality architecture and spurring development in areas that had been mostly ignored over the last few decades.
