The COA GIS site has a floodplain layer. Zoom in to see.

In the Layers to the right >Floodplain >Greater Austin Fully Developed Floodplain

This will give you the 25 and 100yr floodplains.

Choosing the other Floodplain gives you the .2% floodplain.

To Identify what floodplain you are looking at see the top Map Tools >Identify >click the object you wish to see.

You can build in the floodplain, Commercial (includes residential highrises) has less restrictions as to a habitable floor, they must floodproof a building. where as residential (houses) must have the First Finished Floor above the Base Flood Elevation, 1 foot COA, 2 Feet Travis County.

In the past I've noticed that there's a lot of homeless in the area, and/or a grungy crowd waiting for jail releases, trials, bail bonds, etc.

With some of those other projects in the works like the new Public Library, rumors of new courthouses, etc, any thoughts on what that pocket of DT will feel like 5 years from now?

Anybody know what's going in at the old El Lago tortilla factory across from the Yellow Jacket (old Cafe Mundi). It's a huge site with great downtown views. There's a Big Red Dog sign on the fence but I haven't heard anything about what might be built there.

This is what it used to look like.

Looks like apartments. The permit search shows them to be 3 stories high. I think it also mentions a 4-story garage.
