Inga updating some of the small changes leading to the bigger overall picture on the Delaware Water Front. Small mention of One Water Sq., Sugar House, and Canal Street which she referred to as some Warehouses being redone.

I wish there was more to those Warehouses" being redone as they were huge signs of blight for the neighborhood and an eye sore from i-95. As I mentioned many times, its been fun watching the change of that area.

Yes the pamphlet they were handing out says "fall 2014" opening. Along with 1/3 of the park.

I never said renters don't take care of their properties. Re-read my post: I said that on balance, homeowners tend to take care of their property more (on an aggregate level) than renters. (2) The worst way to spend money is to spend other people's money on yourself, because you care a lot about quality but less about price (e.g., expense accounts, health care spending of insurance companies' money, etc.)

The other two are somewhere in the middle: spending your own money on other people; and spending other people's money on other people.
Ok now we're just talking around each other. I don't disagree with anything you're saying here. My original point was that you made a statement with an implied level of concreteness. It is a statement that is being continually studied and is not actually settled. That's it. Now let's go back to talking about skyscrapers.

sinkhole?

Is anyone aware if the parking lot directly east of the Anon Baptist Church on 1800 block of Green is a sinkhole? It's a huge section of the block. I remember hearing some rumors awhile back, but I don't know if they are true. From google street view it definitely seems like a possibility. I'm assuming it's owned by the church even though it is completely caged off? I very rarely see cars there since the church has their own lot in the back.

Edit** I see it's owned by the PSD and locals are trying to turn it into a dog park but fighting with the church next door. Think it may still be a sink hole though haha

There is definitely some sinking there, but it hasn't changed in years. It probably just needs to be filled. Anyway, according to the SGCDC they have resolved all of the issues with the surrounding neighbors and have support for the dog park, even from Clarke. Now it's just a matter of finding funding. I hope it happens some time in the near future because there is really no good off leash dog park option in the area.

Is this something new or part of the one that we have renderings for that covers the septa tracks?

well it depends on who is designing the building. Developers dont design buildings even though it seems like people seem to associate them with building design. The Edgewater isn't exactly a sterling piece of work and it was done by a different group if im not mistaken. I cant imaging the next tower could be any worse.

I know there is a lot of developments along 23rd Street in Logan Square but you guys are getting them confused

This is a new development - nothing we have seen before.

Riverwalk - parking lot facing the River at 23rd and Arch. Developed by NP International - will include one 42 floor and two 21 floor towers.

Edgewater II - parking lot next to Edgewater I - facing the Vine Street Expressway. Originally planned by Realan who sold the complex to a group affiliated with JP Morgan. The planned tower may start at the end of next year and will rise 22 floors.

23rd and Cherry - parking lot on the Northwest corner of the intersection. Being developed by PMC. Will rise 26 floors.

Something new! The over development we have already heard about that will partially cover the Regional Rail tracks is Riverwalk which is being developed by NP International - this project is on the Southwest corner of 23rd and Cherry but is typically considered the 23rd and Arch lot. That project includes three towers: two at 21 floors and one at 42 floors.

This is a new development. It is from PMC Property Group - same developers as 2040 Market, 1900 Arch, and the soon to come One Water Street. This will be the Northwest corner of 23rd and Cherry and will be 26 floors.

This is not Edgewater II. I believe Edgewater II was developed by Realan Properties, and they just recently sold it an affiliated group of JP Morgan who is planning "Phase II" which will include the second tower which should hopefully start by the end of next year. the Edgewater II lot is at 23rd and Winter Streets facing the Expressway

OK, 23rd and cherry- got it. Good to know something new is being proposed. Lets see which of these projects actually gets built. Im skeptical about the mega development near the train viaduct.

I am skeptical about Riverwalk as well - guess we'll see.

Edgewater II will be developed in time. It's just a matter of when.

23rd and Cherry- well, this is a new proposal. PMC seems to have their act together when it comes to developing new buildings. Even if their designs are shitty, I'm confident that with them behind it, they can get things done.

Since it's such a redevelopment of the area and rebirth of an area of the city maybe they should call it Renaissance II or something

True, but Philadelphia luckily escaped the fate of cities in those states. We have a strong stock of rental properties coupled with a market for condos. Not many cities can claim that. Dare I speculate that the only major cities that can claim that are New York, Chicago, and Philadelphia?
