Not sure how the jurisdiction works, thought that the city had a bit of control on everything east of the bridges.

Here is the city page regarding anchoring in false creek, as you can see the rules are now pretty lax and I don't even think those are enforced these days.

I can confirm that they're barely enforced. I've met someone who anchored in False Creek for all of last summer and was only contacted by the authorities once. They left for a week and then came back.

NE corner of 2nd Ave and Wylie St. I saw a used-oil collection truck parked in the parking lot removing old oil the other day. Today you could see likely evidence of drywall removal by one of the garage doors.. so something is afoot here.

Thanks for the update.

Meccanica turned out pretty good. One thing that bugs me and its throughout the area is the almost obsessiveness of the city to require "greenery" between the sidewalk and the streets. It's overkill but more so it takes time and money to maintain these areas and more often than not it just turns to mud or overgrown weeds. It looks like shit!! I don't know why they think it's so bad to just have a nice clean sidewalk to the curb.

I really like the trees (as they grow after a few years), I think the problem is what to put right next to them. I prefer some of the artificial turf or rubber options in the Yaletown area, that only came in after the weak grass turned into a mess.

Yea trees are fine. It's all the stuff around the smaller bushes/planting a around them

I'm not a fan of the greenery that sticks out into the streets, like in the OV. If its between the street and the sidewalk I get it, but big curbs that go into the street prevent people from parking and pulling over their cars. Very difficult to get in and out. I'm always afraid my car will get dinged so I have to be a bit of a douche and take up two spots so someone doesn't try to squeeze in. I don't mind certain trees in the sidewalk, but I never understood why they plant the type whose roots up root the sidewalk after a few years.

Would be awesome if Concert were to build a Marine Gateway type development at their site between Manitoba and Quebec. I bet the units would be sold out on launch day if that were to happen. Lots of major roads and ample transit to move traffic and people in the neighbourhood. Cyclists can definitely use the services there.

I think you mean Ontario and Quebec... and the plan is already finalized.

site is up for Phase 2 at WEST. by the looks of it I think there will be 3 phases. not 2 as originally planned >> http://www.towergreenliving.com/

Thanks for the update. Maybe Starbucks is eyeing a better location (more inside the OV area rather than on 2nd). I can't imagine them not having a location in there somewhere.

Haha you open the website and it says the wait is over, then it says it's coming soon... So the wait isn't over lol

Grass is usually pretty tough until they get weakened by dog pee. It's happening all over downtown where dogs roam around to pee. Interestingly, around residences where no dogs are allowed, lawns remain nice and green.

Seriously this again? Dogs pee isnt the main cause the grass turns to shit. It's people walking on it bc the sidewalk is too narrow to handle the amount of foot traffic. For example look at beach ave or Georgia street east of denman. Lots of dogs pee on the grass in those areas and the grass is more than fine. the foot traffic is minimal and doesn't overflow into the grass
