Great News

I really hope Stern did I good job on this one, even if it's 750~ft it will still have a pretty big impact on the neighborhood. I wouldn't be surprised if it went over 800 ft, his tower at 220 central park has condo's and apartments too (I think), and that reaches 950 ft with 65 floors.

I tend to agree with you here I think it will be around 700'. Though there is extra incentive for height here because the value of the unit's go up once they get above the height of 500 N. Lake Shore Dr. My guess is that related has all of the 100 condos above that height.

If it turns out to be anything like that I will be extremely happy. It will make up for losing Waterview, which was a lovely tower, imo.

Someone here has been talking about a Stern building near LSD for a while now. Who was that?

^ I think that was LVDW and, if you think about it, the TRUMP letters are kind of cantilevered over the Chicago river so case closed.

Ah, I didn't even see the condo/apartment breakdown. I still just have a hard time seeing this building go much higher than 700'. Maybe I am just being a pessimist because, trust me, I hope I am wrong. I would to see a NYC style ultra luxury condo needle here, but I still think Related just looks at Chicago as a farmtown market where the yokels will settle for 7' 8" ceiling heights. They were so wildly progressive at their entry into the market and have regressed logarithmically since. I don't understand who made the decision to abandon the massive success their business model at 340 OTP saw for the 111 W Wacker / 500 N LSD model. Hopefully bucking up for RAMS is a sign that I am wrong and they'll pop out a 800' tower with soaring lake views, but I can't see those cheapasses doing that.

It's on hold for now as the developer is working on another, more exciting IMO, redevelopment of a landmark. Well he is actually working on two extremely important landmarks in Chicago right now, but we all already know about one of them.

On the design, if we all expect the absolute worst - ie standard Stern PoMo POS Schlock, there's a decent chance we might be pleasantly surprised with the first renderings - it's an expectations game, so let's get ours where they belong at this point - in the sub-basement.....


On the reported 67 stories - let's not forget that Reilly hasn't had a chance to publicaly lash out at the inappropriateness of the density and height for the location and single-handedly whack 5, 10, or even 15 stories and up to a couple hundred feet off this proposal, so we need to brace for that. Unless, Related and Reilly have agreed to tell a story in which they originally went to him with an 80+ story building and he immediately had them reduce it, etc.....finally, the old parkview east proposal (approved PD) was much smaller - with Reilly so fond of talking about what had been approved earlier was much denser/taller than what is now proposed for various parcels, that also doesn't bode particularly well for something this large......what could change this? SOAR will need to come out very strongly in favor of a project of this size - they'll need to be very vocal in their support of the type of height/density as proposed (which we all know of course is entirely appropriate), but which all of Reilly's rotten instincts will tell him the politically advantageous move for him will be to proclaim it too dense, too tall, etc.....

Yes, Related (as you mention - they know what they are doing) and Reilly are buddies......remember the "green wall" that Reilly mandated 500 N LSD install.....two years later where is it? They "planted" once and it was cold and then gave up. It was supposed to look like a modern day Hanging Gardens of Babylon....not so much in reality. If Reilly and Related weren't buddies, he would have been on their ass about it, but guess what, not a peep has come from him. Also no height/unit decreases for any of Related projects in Reilly's ward - other smaller developers (even Buck apparently?), not so lucky.

Reilly also knows that he is a little squirt compared to Related and their NYC Stephen Ross $$$ treasury (and Related will likely gain control of the Spire site, which I'm sure Reilly realizes as well).

Well the developers have until October 31st to get the money to pay related, so lets see what happens. by the way where is this money coming from? they arnt selling condos in the building right? so they must be getting it some other way, but how?

I'm hoping for it to be 800-900. This is Related though, right ?

If they did it exactly like Waterview, it would be 715ft, or 217 meters, that's not bad. But this is condos, so maybe a minimum of 750ft is a good guess, a max of 850 ? It would be easier to narrow down if I knew the size of the site. If it's small, it could be upwards of 900 I'd say.
