Whole Foods is moving into the office floors. They will not be moving into the proposed Shoal Creek Walk tower.

I'm kind of glad actually that the Shoal Creek Walk tower possibly won't get built. It went from being short, to tall, to taller, to shorter. I'd rather not have a 15-story tower on a lot that could support a 30 to 50-story tower. The fact that a CVC runs through that lot means whatever gets built there will have to be tall because of the narrow lot.

This building is pretty big especially looking at it from the south. The renderings didn't really convey the shape of the building, at least from my perspective.

It's not finished yet. I spoke with a worker at Whole Foods who said the top floor has encountered minor errors -- They're having to tear down a few walls. It would appear they still have the roof/pool/lounge/gym to build. If you go to their website they have very detailed renders of them....I am too lazy to photobucket the pics.

Yeah but there goes the "planned" 20 story office building they were going to put up. They told the AAS today they are not following through with it now, obviously

Schlosser Development Corporation (not Whole Foods) was going to develop the tower on the current parking lot across from Whole Foods' HQ. And for the past few years, my source at WF said she would be shocked if it were ever developed in its planned form.

It sounded like negotiations broke down months ago (if not longer).

So, with WF taking 40M SF of space in The Bowie, pretty much proves that the Shoal Creek Walk project has been mothballed (which I believe happened many months ago).

Actually it hasn't been mothballed, however, without Whole Foods it might not move forward very fast. Schlosser submitted a restrictive covenant amendment request yesterday (Thursday) for the property https://www.austintexas.gov/devreview/b_showpublicpermitfolderdetails.jsp?FolderRSN=11172403, and I know they have had a number of issues with drainage remediation for the parking lot they plan to build on, which is in a flood plain. They've been trying for months to resolve that issue. If you've ever parked there you've seen the signs all over the lot stating that you are parking at your own risk because the parking lot floods during heavy rainstorms. So far every plan they've come up with for drainage remediation has been rejected by the city.

40M square feet? Are they adding another 100 floors to the Bowie?

M is the Roman Numeral for 1,000.

It's also the commonly accepted abreviation for million. In real estate, we use K, as in 40K sf, to designate 1,000.

Actually, in CRE Finance, we use "M" to designate 1,000 and "MM" to designate 1,000,000 (for both monetary increments as well as for SF). Neither is incorrect.
