I'm not in love with the fact that some of the old brick appears to now be sticking around. But I do like the general vibe. Generally feels like a cross between the Santa Monica mall and Fig @ 7th. Which is hardly a bad thing!

Looks to be the older one. It still has wood instead of brick, which is apparently the new direction. I can't say that I'm totally surprised -- I was astonished that they were planning on replacing all of that brick, given the sheer amount of it.

Sad.

This. My first thoughts were "this is a bigger 7th & Fig". I think this is a total misstep. I'd imagine that their budget is catching up to them.

But the good- Trader Joes is close to being done and they are having initial discussions with iPic. Hopefully some other big names sign here too.

iPic? Hmmm. We don't need another theater that shows mainstream movies, even if in a luxury setting. I'd definitely prefer a Landmark or bring the Laemmle back downtown, something that shows independent and foreign films. Why would someone pay iPic prices to see something like Tammy?

To see something not mainstream you still have to go to Pasadena or the west side (or sometimes the Hollywood Arclight).

One of the best paragraphs of the whole thing

Wish they didn't feel the need for a lot of parking but since it will apparently have a lot of retail, 2 floors worth in the podium, I can see why there may be the need. BUT what I liked the most was how they see the importance of screening the parking with apartment and retail.

I wish other developers understood that. If the Wilshire/ Vermont towers developers/architects were smart enough to have cloaked the podium with affordable studios/one bedrooms, it would have been a home run and more money in their pockets. That podium will sit mostly empty because its so massive. watch.

I read that article about phase 2 of metropolis starting by the end of fall.... if it starts by the end of fall.... why will it take a full 5 years to complete ? its a big project i understand but bigger projects have finished in 2/3s the time

I don't expect they will build phase two all at once. Besides, five years is not that long to build out three towers. And I won't be surprised if phase two doesn't start on time.

True. They may break down phase two by building the towers one by one. But. three? I thought there were a total of four towers and phase one consisted of the first two and phase two consisted of the second two ? I don't remember hearing metropolis consisted of five towers in the most current proposals.......even though five towers would be welcomed.

This rendering is hilarious. Apparently all the women in LA wear leggings and sun glasses at night.

I do like what I see though. Anything would be better than Macy's Plaza. The Bloc will be for DTLA like the new Santa Monica Place is for Santa Monica.

Yes, you are right. The development has changed over the last few months and the description I read last nite was from a few months ago. Its now 2 towers.......and you can figure 18-24 mos for each tower.

Having said that.............development schedules are subject to change................frequently.

Work on Big Pershing Square Mixed-User to Begin Mid-2015

Now that they've finished the long process of buying the Pershing-Square-adjacent site where the never-realized but enormous Park Fifth project would have been, MacFarlane Partners can get to work on building their new development. The sale, for an undisclosed amount, was officially announced Wednesday in a release from NGKF, which brokered the sale. Since site plans have already been approved, everything's in place to build a tower-and-mid-rise combo with 600 units and 17,000 square feet of retail space between them, plus a roughly half-acre park on a podium between the two buildings (it'll be private, though, boooo).

Previous reports and renderings presented to the Downtown LA Neighborhood Council had shown 5-OH, an amenity-rich 24-story tower and a low-rise on the site, although designs aren't finished yet. Construction should start in the middle of next year.

That building (Title Guarantee Apartments) doesn't really have any windows on the side facing the Park Fifth parcel. I'd imagine that back when the Title Guarantee building was constructed, there was a structure planned or existing on the Park Fifth parcel (maybe a hotel IIRC).

Actually, it was the original home of the LA Philharmonic, before it was a church.
First it looked like this:

But was remodeled to this in 1938:

I believe Chelsea was talking about the Metro 417 Apartments, located directly behind the Park Fifth parcel. Their views of Pershing square will absolutely be history. But hey, it's the city.

I went for a tour of Metro 417 a few months ago and they were very worried about Park 5th.
