Doubtful. It's a PD so it triggers the 10% affordable requirement (or cash payments) and all new developments in the Cabrini area have included some CHA set-asides.

I do think there needs to be mixed income in this area moving forward... that's the only reason the Federal gov't allowed CHA to tear down the projects in the first place.

Yep, and their building permit should be coming soon. They passed their final data review, architectural review, planning review, etc on 6/25 - 6/27 for this tower.

Was speaking with a good friend this evening; after completion of his current project (he is a project manager for a large general contractor), one of the job sites he could be transferred to is the apartment tower at Block 37. He said construction should be starting there fairly soon. Here is a refresher article on the residential portion of that tower.

So I don't know if this means anything is emminate, but the site that was/is to be the Mariano's tower on Green/Madison is currently being ripped up by excavators. Last I heard WLCO was going ballistic about the tower being too tall (so unlike them, right?) Does anyone know if financing was secured or if a permit was issued?

Holy crap this is great news. Seeing an apartment tower get started at Block 37 would make my day. But without any renderings/zoning review/Ald Reilly bullshit I have a hard time believing anything is about to get started all that soon as your friend seems to be suggesting.

IIRC, the zoning currently permits 400 residential units and 500 hotel rooms. CIM has stated in the past that they can rebalance that without needing a variance.

^ Did CIM assert this in the media anywhere, or were these private conversations? I've been wondering about this very issue myself - if they need to get the PD amended to incorporate whatever changes they have planned. Although clearly they're going for a larger apartment component, it's my hope that they don't ditch the hotel as part of the project - a hotel at Block 37 makes just too much sense to get rid of..........at any rate, it would be great indeed to see the next high rise phase here get moving this year.....


^^^ I could be wrong, but I think they may be good to build the apartment tower at gateway west loop (or whatever it's called).....didn't this one have the flexibility in the PD to switch from hotel to apartment for the tower? Although definitely like all the high rises we can get through in the West Loop west of the expressway, this one is likely still Antunovich garbage, no?

The site was sold to Lennar to build apartments. I think it will still be a highrise, just a fairly short one.

Crain's has an article out this hour on both of these projects having landed their construction loans.....

In other news it's another very sleepy Plan Commission meeting shaping up again for this month (we've seen quite a few of these already in 2014, despite point in real estate/development cycle)......I've made this observation in election cycles past, and I'll make it again - all else equal, we can expect fewer large PDs going before Commission/City Council in the run-up to a city election, than otherwise would be the case given same/similar market conditions. It's not like development needing entitlements is different than any other legislative action in terms of what happens as you get closer to an election - less, and less. Fear not, however - this doesn't mean nothing will move through entitlement in the coming months - some bigger projects certainly will, and - even more so - there is an awful lot that has already been entitled over the last few years that has yet to start construction, and also quite a bit that conforms to older PDs that may not need formal Plan Commission/City Council amendments before permitting, and finally there's also the plain 'ole larger-scale, non-PD, as-of-right stuff that we'll be seeing some of as well...

This isn't as exciting as the LSE Tower, but this is from the West Loop community meeting i went to this evening.

This is for the tower at the southeast corner of Lake and Halsted.

Developers have already met with the Department of Planning and they have no problem with the current proposal.

Filed and application for a planned development\\Not looking for an up-zoning

Current sidewalk on Halsted is 7' wide and that will be increased to 17'.

Enter residential from Couch Place

^^ Nice report, BVic - thanks for bringing it back. Looks likes like a great project overall. I was thinking the tower's shape was a complete elipse, however. I find the actual truncated version somehow a little unsettling, but I'm sure I'll get over it. I definitely do like how that side of the tower meets Halsted Street/is flush with that side of the base - instead of a setback there. Also, I really appreciate the E/W tower orientation as a change from the largely N/S Halsted/Expressway lineup that is taking form......

Was the alderman at the meeting? Did he say anything noteworthy, or at least unintentionally humourous?


Also, in this immediate area, anyone hear anything new on the 725 (I think that's the proposed address) W. Randolph tower? This is the one designed by SMDP.....one of my favorte current proposals out there as far as the architecture.......


^^^ Thanks for the photo updates from the 200 N Michigan site, Harry. Incidentally, this project's PD is actually going back before the Plan Commission next week - for a technical amendment.
