On One Museum Place

Thanks for the comments. Of course this a matter of opinion. I am less interested in whether the building is 6, 12, 20, or 30 stories, than in the architecture. No doubt the use of high quality materials will make this building attractive. I was hoping for more of an architectural match to the High museum. This building,as well as the rendering of the earlier high rise proposal, is a pretty uneventful box structure with two rather strange top features. It reminds me of a model apt. building for a German train set I once built. Hopefully, the trees in front will grow large enough to alter the view from the street.

According to local blog, What Now Atlanta, The Loudermilk Company, the firm developing the new 20 unit, nine story condo building, submitted a building permit application to City of Atlanta Wednesday to erect the mixed-use residential and high-rise building, at 867 Peachtree St. (on the corner of Seventh and Peachtree.)Starbucks, which is currently located on the foot print of the building site, will be temporarily relocated while construction is underway and then will move back in as the corner retail tenant in the building.

Atlanta Fine Homes Sotheby’s International began writing sales contracts in May on the condos that start in the $700,000s.

811 Peachtree is a welcome addition and fortunately blocks off the view of the parking decks of Viewpoint. It is my "regular" Starbucks, so I look forward to this.

My God, I need to move back to Atlanta (from New York). A condo on Peachtree in the heart of Midtown starts at the same price as a studio in Harlem that probably has no amenities. That is a major advantage for attracting people to the city.

It looks like One Museum Place has no active uses along Peachtree Street. No way the current design makes it through the DRC.

Sophisticated.
Very very nice looking project IMO. Great massing, use of materials, incorporation of open space/landscaping - this is a departure from what we have typically seen in Atlanta development.
Love the towers, but this scale is really nice, especially relating to High.

Respectfully disagree boomtown. I think this is pretty typical of what is going up OTP. The units on Hammond Dr, in Perimeter for example. I agree it is a nice looking project, but it is quite ordinary for such a location. It is the same old same old since the late 90s. Of course we have little to say in this (other than our opinions); I would have expected more out of Wieland, something more creative. Perhaps when it is built, opinions (mine) will change.

I guess time will tell....guess I need to get out of the neighborhood more if there is development like this OTP.
Since my 4th plans fell through, maybe a driveabout is in order in the good ole ATL.

It actually does have active uses on Peachtree. There's residential units on the first floor fronting Peachtree.

I completely disagree. I don't think it's reasonable to model it after the High. It's an unrelated building and far enough from the museum that the two will never really be seen "together." It makes no sense to me to model a residential structure off of an art museum anyway, because those are two entirely different uses. In any case, I think it's a fantastic design and the variations in window sizes and dark accents are beautiful. The "strange top features" aren't decoration, they're rooftop patios. I really can't comprehend all the criticism this development has been attracting because in my mind it's one of the best designs proposed right now. Maybe I just don't know art

I'm not sure if that's true, but its common areas will definitely front Peachtree (fitness center, clubhouse, etc).

Well, as I have said before Rocketman, these are just aesthetic opinions. However, I did not say that it should be modeled on the High. I used the term "match", which is a little broader. I really meant that I was looking for a creative and outstanding design for the new building. I and my artist/design spouse just can't see the architectural beauty in this proposal. As said before, we will see -perhaps it will be a great match.

now that i get a closer look at it, it does look pretty nice. it has that same feel as some of the older apartments in historic midtown and over in va-hi.

as design goes, i hope that black material is designed to catch the ivy they're planting, so in the end you'll have an ivy/white brick type structure. in addition, i probably would have put terra cotta on the roof to more closely mimic the classic 'atlanta' style:



i wish there was a bit more of an active front on peachtree. that's really my only complaint.

I can't comprehend the praise for the project, honestly. That portion of Midtown is stifled by a lack of residential density and a lack of retail fronting the street; this project exacerbates both problems.

I guess if we just concede that Midtown north of 15th is Buckhead Junior, then yes, the project is all well and good. Personally, I'd like for the character of Peachtree between North and 15th extend all the way up to SCAD someday. But walkability and amenities for residents in the area north of 15th suck currently, and this is one of the only parcels left that can stitch it all together. Maybe I'm just biased because I live right down the street, and I should instead be taking a broader view of Midtown or something. But this project in my opinion won't really help the long term vibrancy of the area. Even if it does have wonderfully high quality finishes and a pleasing aesthetic design.

Agree 100%. When I'm walking around Midtown, the streetlife dies off dramatically on Peachtree Street after you're north of 15th street. It's very much a Buckehead-esque area that does not encourage pedestrian activity, despite some high quality buildings. I don't see any active uses along Peachtree in the renderings. There are no residential entrances (just a driveway), and no retail/restaurant/museum/etc use. Who cares if there's a resident-only gym facing Peachtree, if it's not public and you can't enter it from Peachtree anyway? 782 Peachtree Street was rejected by the DRC multiple times for similar reasons. We only have one Peachtree Street, we can't put up blank walls along it. At least make it similar to Post Parkside, which has direct residential entrances on both 10th and 11th street and a small amount of retail (Jason's Deli). It's so much better than this design that literally has a buffer zone separating the building from the sidewalk and street. Half the site plan is pavement. Enter through driveway only, please.



Notice the two entrances facing Peachtree? They're the entrances to the gym and the clubhouse. They're not even directly on Peachtree Street's sidewalk, they're connected by private sidewalks behind a grass/tree buffer zone. The entire frontage facing Peachtree St is basically a dead zone and a driveway.

I think you need to take a broader view. That stretch of Peachtree is what it is. It's a thin strip, a few blocks in length, and two blocks wide, with many of the lots spoken for, and sandwiched by Ansley Park's single family homes and the Midtown Arts Station. However, there is a ton of upside for development on West Peachtree and Spring St. Those are only a block or two away from Peachtree.

Also, that stretch of Peachtree probably will never be lively. Even if a tower rent up in this area and added 500 units, it still would feel dead compared to its southern neighbor and probably wouldn't command that much retail. Maybe another restaurant? Who knows? You'll see the area liven up along West Peachtree / Spring St. however.

And look at the driveways shown. You can see gates there. This does not belong on Peachtree in the heart of our Arts District as currently shown. I'll be happy that it will look nice with nice materials, however I hate the urban design, or lack thereof, shown here.

i see what you're saying, but these days i don't even consider anything north of 15th to be midtown anymore. i think as more development occurs it will become more apparent that it is a different neighbourhood. i mean, let's face it, this would never happen south of 15th; no one would even consider it. but it's somewhat appropriate for pershing.
