The average in this building is $660/SF...
Compare that to new downtown buildings like One Pacific ($665/SF) or Maddox by Cressey ($700/SF).
I was just reading through the feature sheet and they have some pretty high-end stuff included. Wine fridge, 36" fridge, marble floors in bathroom and kitchen back-splash, oak hardwood flooring, natural gas fittings for balcony bbq and also:

· A central data media box in every home will handle all communication and entertainment needs.
· Built-in fibre optic back-bone wiring and media outlets in every room maximize high-speed internet access and digital entertainment.
I agree though, even with all those features, I find it hard to justify that cost for Metrotown...

Keep in mind that I think the One Pacific price of $665PSF does not include parking & is a basic spec price?? Modello at $660 PSF is pretty expensive given the big sizes. I think Polygon's Moda, although not quite the spec level of Modello, is priced way below Modello.

The lower priced 1 & 2 bedrooms should sell well given the quality of the building.

Boffo is one of the better developers. They put good quality in their builds. Look at when Jewel 1 & 2 were built just across the street, some of the 2 bedrooms were asking in the mid $700k range. They also have projects for low rises along Hastings and are quite pricey too but eventually they will sell as some people are willing to pay more for the quality.

Some of the features like the huge fridge and marble tiling are seen in nicer buildings like the CAPITOL RESIDENCES in downtown. The huge balcony is also a good selling point for people that like the outdoors.

OnePacifc wanted $50k for a parking stall.

Wow I missed this thread entirely. Absolutely agree 100%. That goes for any tower in not just Burnaby but Coquitlam, Surrey, etc. There just seems to be such a lack of family friendly large units. I know you pay for them, but it would be nice to have options other than 1100 square foot 2 bedroom + den maximum which seems to be what almost every tower maxes out at these days.

Good looking project.

This project looks to be a higher end tower design for a higher price range. I think Metrotown is definitely growing up more with the kick in the pants by Brentwood and a nice higher end tower isn't a bad thing. Seems expensive, but for many people living in Metrotown is actually more desirable than downtown Vancouver.

If I ever moved further west I'd probably stop around Metrotown and go no further. You're in between downtown Vancouver and Surrey/Coquitlam. You have all the shopping you'd ever need, and even though there isn't a huge amount of entertainment like downtown, again you're so close (15-20 minute SkyTrain) that it isn't that bad. It's a good place, and the tower probably commands those prices especially units in the location with that finishing of that size in a tower.

This also bodes well for the further out burbs of Coquitlam, New Westminster, and Surrey because it is helping the shift away from the region being so Vancouver-centric.

There's all the proof you need that Metrotown has the best views all around - million dollar views without the million dollar price tag. I am sure people are pushing and shoving for any unit facing NorthWest. I will wager that the NW view won't last in the longterm as more hi-rises along the NW Kingsway corridor will block some of it out. But until then, those are some amazing units with great views.

Actually I think this might be one of the nicer old low rises in metrotown. But Ill still gladly take a new highrise over it any day.

I hope the city of Burnaby isn't planning on tearing down too many more of these buildings, otherwise the younger demographic that makes a neighbourhood vibrant will be pushed out. Not sure if it even matters though. Unfortunately for Metrotown, there is not an established retail street to build around. Developers will keep building generic retail spaces that most business owners don't want to occupy, so your left with cold dead streets. Even with all that density yet to come, Metrotown is going to be a failure.
