ah...yeah, that's a future development for cultural space. Its undefined right now but is being held as a space for that to happen. It wont be part of the RFP at this time.

Amazing... Usually with Winnipeg I find myself hoping the project gets scaled up, but in this case it looks perfect for the area!

No, I get that. It's just that the Forks has been seeking a development partner since you guys have been working on it and that's going on three years. Somebody has yet to bite.

My understanding is that the parkade has to be provided for as part of the deal. As in, it's a zero revenue model - that parking has to remain free. If the parkade is to be financed through the potential tax revenue stream flowing from the residential/commercial units, that leaves no ability to subsidize the developers of the actual units. That may be possible - though extremely unlikely given that market - but does that mean the land is going to be folded in as the Forks equity and provided at zero cost to developers? Or provided straight up as free and that forms the subsidy?

I'm just not sure how I see this getting done. There have been myriad issues with this proposal from the start - not the least of which is that providing $38K parking stalls for free is a difficult task no matter how you cut it - and I'm just wondering how this is being addressed before the public starts taking the Forks to task over floating an unrealistic Master Plan a year from now.

Or has the parking issue been resolved in other ways?

The parkade should be straight up paid for by whomever requires free parking. Be it the Forks, the City, whomever. Otherwise, charge for parking.

If you look at the plan the parkade is kind of T shaped in grey between the two towers. The ground level view shows doors leading into the hill to the parkade behind.

The idea is to provide a new type of greenspace…one with some elevation change. A place of contemplation facing the museum…maybe with public art as well as bike and walking paths. Hopefully connections will be made to future rapid transit on the raised rail line and across to new development on main street. Parcel 4 is a more urban development with higher buildings to create a link to downtown. The hope is more urban plaza-ish.

I think it would be cool to have a matching terraced park in the surface lot on the other side of the high-line on main street (with another parkade underneith, connected, so that you could climb the hill to the forks... Nice Work!

One note, what's with the three storey high blank wall in the rendering along the York Ave entrance (South side of Parcel 4) I hope that is just a graphic cheat to improve rendering clarity...

I'm really liking the curved building with the plaza in between the high rises. The sightlines to the CMHR are great. Just the overall look and feel from the renderings are amazing!

I do not understand why this proposal is being so widely celebrated on this forum. Please explain to me what makes this design so interesting. This looks like a suburban town centre.

Do they plan on removing the current tiny parkade in the middle of the forks after this project is done? I can't believe I'm going to say this but... I'd rather see "green space" there than that tiny parkade!

Tell ya what.. I'll give you that, the stage needs to be replaced before that parkade does.

It is universally hated at the forks. They've studied options. I think it's about money.
