If you read the rest of the email, he also stated that there are no funds in the TIF because the hospital was tax-exempt. Sadly, I heard the developer might decrease the height to improve financing. In that case, I rather have the development cancelled and wait for another developer to arrive. The north side lakefront does not have many available lots left. This specific site deserves something significant (e.g. Park Place Tower, The New Yorker) and I rather wait for something better to come along than a standard mid-rise.

I'm kind of confused on this and would like the know the source as well (if possible)....blueprints are already in existence from Perkins/Will and Festina Lente (Calatrava) since about 2007......when you say "budget pricing" does that imply that that Shelbourne is going to value engineer any future design and not use the original design, or just an alteration of the floorplans?

Just another blurb. A very credible developer who has built TOD in Chicago before is working on a 20+ story TOD proposal on the NW side. Again, I don't want to share too many details, but this is a very exciting possibility. I'm sure it will be announced soonish.

Can you say what neighborhood/community area or give a few of them it might be? Would this community be open to a 20+ story building being there?

I already gave you a few communities, it's on the NW side and it is TOD. I wouldn't consider it possible to build TOD where a train is located in the middle of the freeway so now you have a choice of like 3 total community areas and maybe 6 or 7 train stops. Lol, I can't give to many details or I won't get these heads up from people, but it's impressive if they go ahead and propose this even if it gets shaved down.

Who knows whether any neighborhood in Chicago would be supportive of a 20+ floor highrise. PS, it's not downtown or it wouldn't even be notable, hope you figured that much out, lol.

Lol. Who has built TOD in Chicago before? There can't be that many developers, if you don't consider downtown projects to be TOD.

LOL yeah I figured it wasn't downtown. So yeah good point - I guess it's either Logan Square, Avondale, or Albany Park Probably Logan Square, or maybe the Best Buy parking lot in Avondale. jk Hmmmmmmmmm

That's good news! The plot thickens.

Of course I say Spire news is coming soon...then they "no its not" and close the Spire thread. Unbelievable.

(Good news! Good news! Good news!!!!)

I was in Chicago this weekend, I can confirm the Spire site is still there and ripe for development. There are a rash of other projects going on in the surrounding neighborhoods right now!

Some modest earthmoving work at 1100 S. Clark this morning. Looks like more than soil cores, but nothing approaching foundation work. Might just be checking the freight tunnels and shafts on that site that will need to be filled and grouted.

More "The Chicago" renders (Interior/Pools)

From curbed:
http://chicago.curbed.com/archives/2014/06/24/renders-for-new-south-loop.php

Quote:
Is this Stanley Saitowitz designed tower coming to Chicago's South Loop? According to an inquiry to Natoma Architects last year, a rep from the San Francisco based architecture and design firm basically told us "Don't hold your breath". In late 2012, developer Crescent Heights purchased a two acre site at the southeast corner of Michigan Avenue and Roosevelt Road, and last April, renderings for a sleek glass tower supposedly planned for the site surfaced online. However, yesterday afternoon new renderings for the mystery tower were spotted on Buzz Buzz Home. The renders also appear on Stanley Saitowitz' website. Previously, only a handful of exterior renderings for the tower existed, however as of today, there are now a few more that depict the residential units and a swimming pool area.

^I remember these renderings surfaced a couple of years ago. I thought this project was pure fantasy.
