You know, in this case I would count it as one building since they all share the same structure. It really is just one big ass building. For something like One City Block, those are all individual buildings that do not share the same podium.

At least they kept it three distinct towers above the podium instead of doing a massive donut or 'I' shape like some of the others around.

There's more of a "pay your dues" culture now. Graduates are spending a lot more time in unpaid internships or are classified (sometimes illegally) as independent contractors, and end up thinking that $15 an hour is a lot. I graduated in 2008 and that's really my whole generation's experience.

Heck, a few months ago I left a leadership job in a company after finding out the reason I wasn't getting raises was a personality profile test that said I'm not money-motivated enough to quit over pay...I found out lower/newer employees who happened to be 5-10 years older were starting at more than I was making, because they had a previous salary as a point of reference. Salary is a really tough conversation to have when you don't know how much your job is worth (I can't even imagine how professionals figured it out before the Internet, unless employers just used to be more scrupulous). Again, I think my whole generation will tell you the same.

If demand for housing is so high that low-income people have to live in small, crappy apartments, so be it. What bothers me is when people who work in the service industry or in any job in a city can't actually afford to live there. I don't know what Capitol Hill or Five Points would be if everyone under 30 had to leave. Affordable housing shouldn't be calculated based on the median income of city residents in an area, it should be based on the median salary or wage in an area.

If you mean living in a 3 or 4 bedroom apartment and splitting the rent 3 or 4 ways, yes. That is what almost everybody that I know who lives in Denver is doing.

I do know a girl who lives in a studio apartment in capital hill for 650 a month, utilities included. That seems like one hell of a steal to me.

Denver developers Thursday evening unveiled a proposal to build a 12-story, energy-efficient and “healthy” condominium tower across from Sloan’s Lake on the former St. Anthony’s Hospital site in west Denver."

Both of the following images are from the same article in the hyperlink above. They are both drawings are of what could be built there and not renderings of an actual proposal.

A couple of other interesting tidbits from the article. First, this is one of three condo projects currently moving forward. The other two are 250 Columbine Street and a mystery project "believed to be at the edge of downtown," according to the developer. The edge of downtown obviously encompasses a large area, but I started wondering if it might be Paul Tamburello's possible project at the corner of 16th and Boulder in Lower Highland. Is Lower Highland considered the edge of downtown? Second, the article states that a lot of opposition to the St. Anthony's development came from people in West Highland and Berkeley. A lot of people south of Sloan's Lake favor the development. I don't understand resisting something that isn't anywhere near being in your backyard and probably won't affect you in any sort of daily way. Weird people.

Interesting new adaptive reuse project in Lower Highland

Affordable rental project coming to Five Points

And, finally, the following photo and description are from Councilman Albus Brooks' Facebook page. (Also on Facebook, DenverInfill made a post about another big infill project announcement coming today. Any guesses as to what it is? I'm thinking 13th and Speer.)

"I am excited to announce that the Historic Five Points will be home to a new project breaking, ground this Fall '14. 2300 Welton St will be (2 separate buildings) 223 unit affordable rental project. This project will bring a workforce housing component, that is desperately needed in the area.

On the condo project at Sloans...interesting that the son of Hines empire moved to Denver 3 years ago, no wonder they seem so bullish on Denver. Also, DBJ has a rendering of 1144 15th that has a slightly different base, better in my opinion, but not sure which is accurate.

I love this sentence from the DBJ article regarding 1144:

"In an era where pre-leasing at levels of 50 percent or higher is the standard for many finance companies lending for office development, Hines is ready to start construction 100 percent speculative..."

dorky observation, but kinda cool

find the 17th Street & Wewatta photo (1st project on the page) by Holland Partner Group of Vancouver. Scroll with you mouse wheel up and down and the balconies in the middle of the photo become 3D. Im officially dorked out now.

The best words in real estate development: 100% speculative.

This also lends credence to the $250M capital placement that I discovered for 1144 15th Street.

Beautiful building! Too bad they didn't add 10 stories to it. It'll be "iconic" from the w/SW views, but as with the 4S, won't really be visible from the east. But finally, a building without a flat roof

Exciting...the holding costs on that land, combined w Denver's CURRENT fundamentals could finally make this happen...we'll know in 10 months...idk, I still put it at 50/50?

That looks like a giant wart at the bottom of the tower, it doesn't work with the very sleek glass facade of the structure.
