This design recycles both features from the Atlantic and from all the Skyhouse developments. I was personally hoping for something a bit more from Atlanta's homegrown residential developer for such a prominent site. Something that's a bit higher quality and bold, not just catering to the $2psf rental market like the dozen or so other towers of this era. It's in the 30+ floor range on 14th St, which means it makes an impact. Across the street is a Phillip Johnson/Burgee designed office tower, with one from Pickard Chilton a block away and 3 Architectonica towers possibly to rise catty corner to this site. Why does Atlanta's homegrown firm have to be the cheap ones on the block?
It is because of this that in at least one case Novare wasn't chosen to develop (in partnership) another Midtown site, because the worry was that the market wouldn't respond as favorably to "another Skyhouse" as it would to something fresh and interesting. An outside developer was selected and the design will certainly be different from other buildings in the area.
My main concerns for this proposal are the materials. It actually doesn't look terrible in these renderings, but I think we can all imagine that it will turn out to be very very cheap looking. I think we can all expect that garage to be quite hideous as a final product.
Someone remind me, the Novare Twelve Midtown proposal was for the site across West Peachtree from this one, right?

I have to agree. Especially when one considers that this will be Novare's 4th apartment tower in the city of Atlanta.
I also agree with Simms that such a prominent location, near some of Atlanta's most striking buildings, deserves more variance. One would expect Novare to use this as a showcase or flagship location. Visually, I think the top of the Atlantic in Atlantic Station is more appealing. All in all, I am happy to see more residential. I am also okay with this design. I would be remiss however if I did not admit that I expected something a little more "stunning".
I have high hopes that Novare will take every effort to make the materials of this proposal more in keeping with One Atlantic Center. From the street level, this proposal is a vast improvement over what is currently there.
