Integral Group is pushing forward on plans for a student housing project in the Sweet Auburn district. The company has filed construction permits with the City of Atlanta for an $8.9M multifamily development at 159 Auburn Ave, next to the old Atlanta Daily World facility. Plans call for 94-units of apartments with 4,000 SF of retail, all geared toward a college crowd. (The sandal market is about to explode!) Not that it could be just for students, says Integral's Valerie Edwards. “But because it's next to the Georgia State housing, we figured it will be leased by students,” she says.

PACES CLAIREMONT is a 176 unit apartment development proposed by Paces Properties at 160 Clairemont Avenue in Decatur, Georgia. Paces Clairemont will be a five story luxury apartment building with predominate frontage along Commerce Drive and Montgomery Street Paces Clairemont includes a ground level leasing office and a resident fitness center and clubroom as well as a number of residential units. Many of the ground floor units will have brownstone stoop entrances directly onto the street frontage. The building is built out to the sidewalk line and it wraps around an enclosed central courtyard area which will offer residents outdoor green space as well as an elegant swimming pool.

Real estate activity abounds on one of Atlanta's most beleaguered historic streets. One day after Gene Kansas Commercial Real Estate officials announced they'd be flipping the endangered, century-old Atlanta Daily World building into trendy apartments, Bisnow reports the Integral Group is moving ahead with plans to build a 94-unit apartment project on an empty lot next door. Construction permits filed with the City of Atlanta indicate the $8.9 million development will also include 4,000 square feet of retail, all targeting the college crowd (the Panther invasion continues!) The building isn't strictly meant for students, but with Georgia State University housing next door, that demographic will be a natural tenant base, one official told the website.

Miami’s The Related Group wants to put a high-rise residential project and possibly a hotel at 14th and West Peachtree streets — a booming stretch of Midtown where several other towers are already planned.
Related Group has the 2.2-acre site at the intersection’s southwest corner under contract and its initial plans call for a more than 20-story building with nearly 400 units. A second phase of the project could include a hotel, people familiar with the project say.
Today, the land houses a couple of parking lots. An Atlanta-based entity called MA2 LLC owns the property.

Miami’s The Related Group is considering building two residential towers at 14th and West Peachtree streets — an area of Midtown attracting hundreds of millions of dollars in new investment.

As Atlanta Business Chronicle reported in today’s paper, Related Group has the 2.2-acre site at the intersection’s southwest corner under contract. Today, the land houses a couple of parking lots.

Ed Allen, a former vice president of development with Atlanta-based Post Properties who joined Related last November to head its Atlanta projects, shared more details with ABC after the article went to press on May 7.

The project would be built in two phases. The first residential high-rise, which could begin construction in early 2015, would include up to 400 units and 15,000 square feet of retail. The second phase could include another tower but plans are still being worked out, Allen said.

i guess this means the existing 5-story 'peachtree walk' stucco apartments are going down?

I assumed it was the empty lot across 11th street. Those are condos, no?

Right. This will be on the same block as the Millennium in Midtown office building, thus the name. I have a vague memory of plans for another tower on that site so now it may finally come to fruition.

From this description, the Novare tower definitely appears to be a step up from the previous Skyhouse mold.

So this Post proposal is on West Peachtree & 11th, stretching to Peachtree Walk. This will replace Insurrection and dramatically improve that corner, in my opinion.

And I have always loved the Residence Inn on the opposite corner. It was built as a beautiful apartment building for student nurses in the 1920's, and was home to the original Vortex before they grew.

Or, maybe I'm off and it's the lot on the North side of 11th directly behind the Residence Inn?

I believe Insurrection stays. The application specifically says the project will front only 11th and Peachtree walk and that the parking is integrated into the building. As I mentioned earlier, I vaguely recall that there were plans for residential on that block several years ago that never got built.

Speaking of dusting off old proposals, Novares project at 1163 West Peachtree Street sounds a lot like their pre-recession plans for that site. I don't remember if a rendering was ever revealed but hopefully it will be something nice.

Oh, yeah, that is an excellent building, atlantaguy.

The original Vortex was a great little hole-in-the-wall bar. Wonder what the current place is like? Charley's or something like that?

A developer that plans to bring high-rise apartments to downtown Atlanta just bought the vacant building for a bargain price.

Paces Properties Inc., the same group behind a hip mixed-use project along the Atlanta Beltline called Krog Street Market, hopes their newest acquisition sparks a downtown residential resurgence.

The developer bought 250 Piedmont, paying just $8.1 million for the 20-story tower, according to Fulton County records. The transaction closed April 30.

Paces Properties plans to turn the vacant office building into an apartment tower with more than 300 units.

I only got to go to the original Vortex once The owner of the Bucket Shop and North Highland Pub had Charlie G's in that spot (named after his dad) but he sold the business last year and now it's just called Eleventh Street Pub. He plowed the money into his other restaurants (yay!) and NHP is now non-smoking until after 10pm or something (nice change)

The original was a lot of fun! I still like them, but that was a different time and scale. I checked out Charlie G's when it was new, and liked it too. I had no idea the owner of the Bucket Shop (talk about memories!) and NHP was behind it.

And was I ever off on the site of the new Post tower! I have to add it's getting hard at this point to keep track of just how many towers are proposed/under construction in Midtown. I know of 16?

Interesting, trainiac! Wonder if the Charlie G in question was George Watson? He and Don Sharp and Pete Peck all started out in the old Underground, and then sort of divided up their empire. At one point they owned the Brandy House, the Library, the Bucket Shop, Alexander's Eagle and several other places.

Don died several years ago, just a couple of weeks after the Brandy House closed. Those were the days.
