I agree with you...

He makes a lot of good points. When I moved here to Plaza Midtown, when it was first open, one of there selling points was that it would be filled retail stores and restaurants, along with the Publix. The condo 1010 was marketing the same thing it when it was first open with the exception of a grocery store. I also remember Aqua Midtown selling the same point that it was going to have all retail stores on the ground level. Some of you are saying that they have never heard of this from these developers, but its true. The mere fact that there are now some that are not suggesting only having clothing stores and restaurants, simply because its obvious that that won't work in Atlanta. As of now, it takes huge population to support some of the ideas that was mention for street level retail.

Now what I gather from this article is that he is suggesting that SOME of these buildings should have an active use that doesn't include any retail, by having more interesting lobbies or things that can captivate pedestrians when walking by these new buildings.

Sorry I keep posting so many pictures of these two, but I'm excited something is finally going up in Midtown.

University House and Centergy North (2):

smArTaLlone gave us a newer render on the subforum.

Site prep is coming along for Centergy North as posted before. Sorry about the crappy pano.

I'm very excited about the activity that these are going to add here, and they're sort of visually blocking off the Connector from Midtown which is nice.

I also found a few more renders of Centergy North, the new ones showing how it ties in to the existing pedestrian bridge connecting to that parking deck on the back of the site. I know we've seen some of these before, but I wanted to post them all together.

And there's the description on the site:

Quote:
The Centergy North project is a 25-story, mixed-use residential tower located at 848 Spring Street NW in Atlanta. The upper 22 floors provide 628 beds of off-campus student housing for Georgia Tech, within 230 units in one to four bedroom configurations. The Spring Street streetscape is activated by two levels of office and retail, as well as an extension of Centergy Plaza, which is a centerpiece of the existing complex. Designed to complement the surrounding architecture, the tower is clad in a glass window wall system with brick veneer and architectural concrete on the upper levels, and brick veneer on the lower levels. Amenities include a fitness center for residents and office tenant use, a spacious club room, and a rooftop amenity area housing a skylounge and pool deck with expansive city views. This residential addition to the Centergy development complements the existing office uses, creating a unique live/work/play lifestyle adjacent to the Georgia Tech campus.

Really pleasantly surprised by these new renders. Tech square is becoming a very nice addition to midtown (it was already, of course). But these plus the CoC building will be huge. Can't wait to see that last corner of 5th and spring get built out.

Fort Gillem redevelopment to bring nearly 3,000 jobs

Clayton County could get nearly 3,000 new jobs as the first step in the long-awaited redevelopment of Fort Gillem gets underway.

The first of two land-transfer deals at the massive military base in Forest Park is set to close on May 2, said Fred Bryant, executive director of the Forest Park/Fort Gillem Implementation Local Redevelopment Authority.

The authority plans to turn the military base into a sprawling manufacturing, distribution, warehousing and business park complex with 7 million square feet of space. The redevelopment could potentially transform Forest Park into a logistics and transportation powerhouse for the metro area.

“To say that I’m pleased is an understatement. I’m thrilled about the potential this holds for our city,” Forest Park Mayor David Lockhart said in an exclusive interview with The Atlanta Journal-Constitution. “There’s finally real movement and we can see the light at the end of the tunnel.”The authority is overseeing the redevelopment of 1,168 acres at the base which closed in September 2011. The U.S. Army will transfer the first part — 770 acres — to the authority on May 2. The remaining land is undergoing environmental cleanup and won’t be transferred until later this year, Bryant said.

An undisclosed distribution company is in talks with the authority to buy 320 acres at Fort Gillem to build a distribution facility that will employ 750 to 1,000 people, Bryant said.

FYI, if any of you visit http://map.atlantadev.com regularly you'll notice it's now redirecting to http://atlanta.devmap.io. I have built the new site to hopefully foster a bit more collaboration in tracking real estate development in Atlanta (and other cities).

On devmap.io you are able to submit an edit to an existing development to add more details, images, links, etc., create a new development (scroll to bottom of list) and add comments at the bottom of each development detail page (ex. http://atlanta.devmap.io/developments/210#disqus_thread). Please let me know if you have any feedback / suggestions!

They are not messing around with the Centurgy North apartment tower. They're putting caissons in already. Guess they need to catch up with University House across the street.

I was wondering if they were going to try to beat them. Whichever goes up first is probably going to have an easier time filling up (assuming the prices are similar).

Speaking of which, does anybody have any idea what rent they will be asking for these? And will it be open to the public or just students? I'm curious to find out, they both look great!

It's a shame too. Downtown could really use this. It would knit together that giant hole and unite our fractured transit systems. But somebody has to pay for it.

If he becomes governor, he'll have a better shot at getting this done.

Agreed. And honestly at the moment I'd rather use the money to build the system up a little to the point where the hub could actually be useful. Extend the streetcar system and Marta to a point where a central hub might actually make some sense. I'd much rather Mayor Reed make the Beltline top priority for now with the limited funds available. If this can happen, that'd be great, but I think other things are necessary first.

Wow, I don't think I've ever seen a building start so fast. They just started moving dirt a week ago and now the foundation is already going in? I bet the crane will be up in a matter of days.

Tivoli applied for a building permit for "Yoo on Peachtree" at 1138 Peachtree Street with Balfour Beatty as the builder. It's a good sign, but dont hold your breath.
