This is a primo-primo piece of ground in East Liberty. Probably the best undeveloped large location left. I have watched these parcels wondering when a developer would move in. His previous work is on the weak side in terms of design but has been relatively small. This would represent his largest development by far and at least he has the right idea in terms of size/height:

Here is the money quote:

"With his most recent project the almost fully leased Bovie House apartments on Ellsworth Avenue, Lardo told me it’s too early to offer specifics of what he would like to develop on the property. But he sees strong prospects for it as a retail location as well as for residential on a site he expects he could build as high as six stories in what easily could be a multi-million-dollar development project. Office space could also be a possibility, he said."

Along with those parcels, I've always wondered when someone is going to develop this hodge-podge of parcels http://tinyurl.com/kvgwgav. It really serves as a gateway to East Liberty and currently, a paint supplier and gravel isn't the most attractive entrance.

It will develop as soon as AAA decides to sell it.
The word is they have been sitting on those parcels and parking lots for a very long time and have rebuffed numerous offers by many developers over the past 10 years.

AAA has never been willing to sell. Many people have tried, but from what I understand they haven't budged.

So, things seem a bit dead here, so I thought I'd post a graphic I did showing the location of residential structures downtown.



Key:

Pink - Apartments
Green - Condo buildings
Teal - Student Housing (mostly Point Park, but one Art Institute building)
Dark grey - non residential
Light grey - parking garages
Black - parking lots and other open space

There one other new thing in the planning commission presentation is a renovation at 5921-5923 Baum in East Liberty. The building stays one story, but will house a hair salon and yoga studio. Looks like it will be a slick little renovation.


I am still really put off by the Whole foods expansion. They made really no changes to their earlier design, just a prettier rendering. We need streetwall here and more storefronts, not open parking deck. You can have as much parking as you like, just put it behind things that activate the sidewalk.

Awesome map...shows a lot of opportunity for both residential and conversion of open space but also the fact that residential is truly taking hold in a big way in the cultural district, market Sq. and even Firstside (primarily with Point Park student housing). I feel like Firstside is screaming for residential conversions and development. So many good opportunities there. One minor item....the Pennsylvanian (Penn Station) is shown as green (condo) but I believe it is actually a rental apartment property (pink). It would be interesting to note hotel properties too as they essentially are (temprorary) residences, add to the after hours "energy" of an area & can significantly contribute to the livability of an area.

I like Firstside too and think it has a great vibe going on there. It's like Pittsburgh's version of Philly's Old City in a way - very old, narrow streets, near the river.

I think that it means the length of First Avenue and Ft. Pitt Boulevard. All those awesome lowrise office buildings facing the Mon.

The name is a reference to that area's place as the first prominent riverside in the city's history. The Mon wharf was the major place of riverfront activity. All of that is just historical fact since I-376 wiped it out.

I believe that "new render" behind that is actual construction either already underway or is about to be pretty soon. It's a mix of residential and ground-level restaurant/retail use IIRC...

Yeah, the original drawings showed a surface parking lot and a garage on the North side of the site. However, that was denied by an agency involved, so they moved to 2 stories of underground parking, three residential/office buildings, a "plaza" and a bunch of other improvements. (Knowledge obtained from project website, as well as Planning Commission Drawings)

by :new render" i meant that i hadn't seen an image of the actual transit center that looked like that image, not the buildings in the background of the image. The last image i remember seeing is this one:
