How much does an interior spot go for in Vancouver?

I had a landlord who got rid of ALL their visitors parking. It was more profitable to rent out those spots to tenants than to provide free visitors parking.

I know of at least one rental complex in Ottawa that has visitor parking but rents it to visitors (pay and display type deal)

As for the number of visitor spots it really depends on the context of the building and a few details of the building. For instance does the building have some sort of party room. If so a rental of that can use up 15 spots easily.

In the case of this building being on Rideau, there is a ton of parking options around there particularly on weekends and evenings when things would probably be busiest.

The other big user of visitor parking is when people are having renos done. Fortunately that doesn't overlap with party-time (evenings and weekends much) but that is also a big user.

Maybe 20,000. I'm not really sure. It's weird though because they are usually designated limited common property for the exclusive use of a particular strata lot. They are rarely bought/sold separately. I know one building where the spots are treated like units in that they even have their own monthly strata fees per spot lol.

I know underground parking structures are some of the most costly aspects in a development. In vancouver we are trying to reduce number of spots needed in a building to try and reduce the price of condos.

(Sorry if its a bit off topic)

Anyways I'm a fan of reduced parking

I went to take a photo of this building for posterity. This is on the corner of Rideau and Cobourg, and is slated for demolition. If you want to view it as a larger image, click here. It looks worn down a bit, but superficially I can't tell if it's in such a bad condition that it can't be salvaged.

There's some good stuff on Rideau, but there's a lot of empty lots and crappy, rundown buildings that could be replaced.

Does the Lauzon group own any of the Rideau St crap?

Sure as hell hope so. One thing to lose a heritage building, another to have it replaced by such a terribly designed apartment tower.

I agree. That's one of the nicer looking old buildings left on Rideau street.

541-545 Rideau St | 29m | 9f | Proposed

Chenier Development Corp. has submitted a new proposal to construct a nine (9) storey mixed-use building on their lands municipally known as 541 and 545 Rideau Street. The building will consist of ground-floor, street oriented commercial uses and 102 residential units in the upper eight (8) stories. An existing building on the site is identified as having heritage interest, and is being retained and relocated as a semi-detached dwelling through a program of deconstruction and reconstruction on a different part of the site.

I like the podium (or lower levels), the top needs some revisions, it so big, bland and ugly... looks dated already. Needs more variety in colors or materials or roof heights, etc...

Significant improvement. Keeping the old building, but not keen on moving heritage structures. Even less so when it means deconstructing and rebuilding; how much of the original will actually be left? Just the brick and windows?

The podium reminds me of the building on the NE corner of Rideau & Dalhousie.

What's with the circular cutout on the upper floors facing the intersection? Looks weird. Other than that, not bad.

Yes - good, competent building (although I'm also puzzled by the corner circular cut-out with no windows...). I like how they smartly leave the eastern wall blank on the lot line so that another building can abut it one day.
