Yes, I have seen the design... she started working on it about a year ago after some early attempts by a good friend. It is taller than Aqua, but look, I know all of these people and I feel like I would be betraying a trust if I talked about it anymore...

Here's hoping that the Block 37 tower will be heavily TOD. There's already instant access to Red and Blue line trains and trains running on the Loop are only a block away.

Intersting to hear about Aqua II. Sounds like it will be approaching supertall height since Aqua is already 859 feet tall. Anyone know whether that 859 number is from the townhomes or Columbus?

Also good to hear about the Goulb tower site. Hopefully one less vacant lot downtown.

Well it's not as if they can add more parking to B37 at this point unless they convert the vacant retail into a massive garage, so I think it's safe to say it will be very transit oriented. 500+ units is a lot of density and I would imagine that it will end up being pretty tall as a result.

So given that Aqua is about 850 ft, it's gotta be more than 900 ft. That would be quite delicious.

Yeah, be careful with what privileged information you post here. Lots of news sites use this forum as a primary or secondary source (how I found the place, really), so don't post anything you wouldn't mind showing up on Curbed or elsewhere.

For whatever reason we've often referred to Site O as Aqua II - so if this is on Site C/D, calling it "Arqui II" might be another option (when I think of it having a Field Blvd straddle, I immediately think of the old Arqui design)...

Good news about the residential component of Block 37 - timing is a bit strange, but the location is superb so it shouldn't have too much trouble. What I don't understanding is their logic of not building the hotel at the same time. It seems like it will already be a major inconvenience to build this apartment tower, disrupting the street and possibly the retail tenants; why do it all over again a few years down the road? Also, most of the previous designs seemed to show the hotel + residential towers connected, which makes some sense since the only lobby/elevators are along Randolph.

This was a design from a few years ago by SBC:

What will be nice is that eventually after this construction phase, they might finally open up the public rooftop garden. That could be another potential activity driver depending on the programming.

^Or a rooftop bar/restaurant. I've had lots of people only know of the Wit hotel as "the place with the rooftop in the loop." If Block37 has culinary aspirations, that would certainly help.

The jettisoning of hotel is a little strange, but could be a reaction to this recent bubble in downtown hotels. They don't want to waste money they don't have to build another thing on that block to sit vacant for years due to oversupply.

If that version of the Block 37 residential tower looked like a variation on 340 On The Park, then the new version looks like a variation on 435 N Park.

Any idea what the unit count is in this rendering? Unfortunately, the tower will have block-wide base to work with, which may not bode well for much potential height.

It's hard to interpret exactly why, but Crains spoke with Thomas Kerwin of BkL in the Block37 article. My fingers are crossed.

Tunnel was across Erie, as the new tunnel is, connecting the new hospital to 259 Erie back in the days when it was an annex for NMH (housing among other things a "data center").

The downtown campus has an extensive network of steam tunnels, many of which are used for transport between the buildings.
