Now that's fantastic news! I appreciate infill of existing very urbanized areas of the city as much as the next guy, but highrises climbing into new segments of the city is always a treat. It'd be like a mini LSE or mini South Loop.

^Yup, the Atrium village development is probably one of the most exciting to me in this city right now, especially because it will extend that part of the skyline a bit further west and add some needed bulk in a relatively sparse area.

I don't even care to know what the new Gang design looks like. Knowing she is designing it is MORE than sufficient for me. In fact, I trust Studio Gang to put out awesome, innovative, work so much at this point that they could very well just start building and I would be more than satisfied to have the design only revealed to me as it goes up.

If that really is the site that they are building on then there is no doubt in my mind it will be a large, landmark building with an excellent design. Magellan is no slouch either, they obviously have learned a thing or two about urban planning. They won't burn the AAA Prime sites on some crappy, small, building. Both this site and the site opposite the Spire Hole will both have "feature" level buildings like Aqua, not infill like Coast, Shoreham, etc...

Also, awesome news about Atrium Village, the acquisition is often the first material step in a big project like this. Usually a developer of a project of this scale has a zillion contingencies in the contract and won't close until all of those contingencies are satisfied. That usually bodes well for the timeline of the project when the zoning is already in place because the developer isn't stupid and isn't going to close unless his project is a go.

$50 million is a really good deal on this land, they should have no trouble getting this project off the ground.

my desire to learn something, anything, about the design has nothing to do with concern about what studio gang is cooking up; like you, i have the utmost confidence it will be good.

it's a situation of my overly-excited curiosity killing me. if aqua is any indication, this new project could be one of the most important skyscrapers built in chicago in a good long while. chicago does good pretty well, but great has been too few and far between in recent decades.

I know projects have been ramping up slowly over the past couple years, but things are truly starting to boom. Quite a few towers are rising and with the recent Gang news, the potential Spire revival, River Point, 150 N Riverside, (and the possible Realtors development), the next few years could be very exciting in terms of big projects. There's my dose of hopeful optimism for the day.

Oh I know what you were saying, I am just saying I am so excited to hear about this that I literally can't get any more excited than I am about it now. Seeing the design couldn't even get me more excited than this because I am so confident in Gang that it's almost as if I've seen the design already. I know exactly how awesome this building is going to be because I know it will be a masterpiece, that seems to be all Gang is capable of.

^ Gotta agree here. Gang's next major highrise project is probably the unveiling I will most anticipate this entire next year (other than perhaps the Spire, which at this point treads the border between myth and reality on a near weekly basis). There is not a highrise in Chicago she's designed that hasn't been stunning. I just wish her condo project in Hyde Park (the earlier project next to the school) had gotten off the ground.

^^Really? I love Jeanne Gang and I'm almost certain she's going to come up with a superb design but anything is possible. There's a slim chance it could be a total turd...who knows? Anyway, the project that I'm mostly anticipating is the Realtor's redevelopment followed by now, the Gand project.

IIRC, I believe it was LouisVanDerWright who mentioned a 55 to 70 proposal somewhere downtown that he couldn't talk about. That's my third most anticipated project. I know something big will end up at the Spire's site but I don't think we'll know what any time soon.

Thank you for those shots George! Really great to see this site get developed. It may not be the greatest wall facing Wacker, but it should make for an ideal hotel location.

Are you sure it's not you who saw another design altogether? Are you sure you didn't see an older iteration of the design?
Anyway, how about a hint as to height - closer to Aqua or to Coast or something else?

Is this person even a reputable forum member?..Find it kind of odd how he/she has not responded to any of the inquries people have been asking about the building he/she got a sneak peak of already..

Man things are really ramping up now. Good news on 4 E Elm. That should add some nice visual density to that area even if it is about breaking even on total unit count.

Also, holy moly is that site next to Motor Club tight. I guess I always knew it was a small site, but until you see cassion rigs on site for scale, it's hard to fathom just how tight of a site it is. That little alley back there is going to be even more cool once this and the building on the site next to Mather Tower are done.

Pilsenarch seems pretty legit to me. He has said several things in the past that made me feel like he knows what he's talking about. I don't doubt he's seen some sort of Gang design, but who knows whether it is the one she is working on now or not.

I received a letter today from the law offices of Daley and Georges, Ltd. regarding zoning changes for a 45 story building to be built on the current location of Giordano's. To be most accurate, I will quote a portion of the letter that is most interesting to our readers:
"...the undersigned attorney, will file an application on behalf of the Applicant, Superior Street Partners LLC, for a change in zoning from DX-12 Downtown Mixed-Use District to Business Planned Development, for the property generally located at 730-740 N. Rush St.; 48-66 E. Superior St., and generally bounded by: The alley next north of and parallel with East Superior Street; North Rush Street; East Superior Street; a line 200.23 feet west of and parallel with the west line of North Rush Street.

The applicant seeks a Planned Development for a project that includes a 45-story, 444' high building with a 613-room hotel and first and second floor restaurant and retail space."
