A lagoon means that many garden quality plants will not grow here. I still love the idea though. At least on the Halifax side of the boardwalk, I've noticed people fishing the last few summers. They had success. Fish were caught.
It was fun to see small crowds of people gathering to observe the catch. Some of the comments I heard around me expressed surprise that Halifax Harbour could support this kind of life.

This lagoon on the Dartmouth side would be appreciated by these fishers, I'm sure. I would enjoy this "geoscaping" as green space, similar to an inland park.
What if more of this coastal space was filled with sand and purposed as a beach?
Imagine how warm that lagoon water could become during the summer. It would be shallow and perfect for swimming.

These waterfront proposals keep flirting with the idea of a beach. I wish the city could partner with the private sector and create the biggest beach possible.

This King's Wharf proposal-in-progress has improved considerably. If completed it will contain one of the best urban canyons in Halifax. Awesome density! Very pleased.

The South Jetty in Bedford is always packed with fishermen and it's quite amazing the amount of marine animals that make it that far into the harbour. For the most part its small fish, jellyfish, salmon, and gaspereau.

The problem with having a beach downtown is the water quality. The Inner Harbour area between MacKay Bridge and HalTerm is designated as clean but not designed for swimming. Only the Middle Harbour, Bedford Basin, and Northwest Arm are considered safe for primary contact like swimming. The Outer Harbour (past McNab's) is designated for shell-fish harvesting. This is all from a Harbour Solutions document I've looked at but since lost.

It's possible a protected lagoon area like this could have swimmable water but it may be similar or worse than Black Rock beach which shuts down a lot in the summer.




King’s Wharf developer reports 80% of third building pre-sold

Pretty sure the $4,500 a month is the AirBnb (i.e., hotel-ish) price, not the actual rent for a normal tenant. Units start under $300,000--pretty cheap for a downtown new construction, by national standards.

I didn't get the impression that the space is small. The angles of some of the photographs make it look a little cluttered, but not small in my estimation.

Is a Murphy bed for the spare bedroom really a negative? I mean, the master has a King Size and the typical resident probably doesn't have their kids living with them, so a Murphy bed makes good sense to free up the space when visitors aren't staying with you. It is a Queen size, which isn't a small bed either.

Yeah, I believe that to be true about the $4500 - it just hit me as a lot of money even for short-term rental. Would have expected maybe half that especially given that it is still on the other side of the harbour for business travelers commuting to downtown Halifax. However I might be out of touch with the going rate for such things.

It is good to see a close-up picture. It appears as though the foundation for building C hasn't been poured yet, just the Aqua Vista seems to be progressing.

Ummmmm...no no no no no no no!!!!!

I do like the addition of the two tall towers, the lagoon is a nice idea as is the redesigned marina and that small building close to Alderney with the curves in it. However the radical change to the block in between the marina and the 4 towers at the back has the potential to ruin the whole aesthetic. At least in the original proposal the series of buildings with the green and orange roofs had contrasting heights and designs which had the potential to add a different visual element to contrast the modern towers and the institutional feel of the marina.

However with this latest proposal we now have blocks dominating the entire development, nowhere near the visual contrasts of the original proposal and we even lost the little lighthouse (which would have been a TERRIFIC walk). It's all blocks now, too many right angles. not near enough imagination. This newest proposal would look better in a business park or a suburb rather than the downtown of a vibrant and thriving metropolis. It's all cookie-cutter. I gotta give this a total thumbs down.

I was so excited when I saw the original proposal, even when they changed the 4 back towers it wasn't quite enough to dampen my enthusiasm but this...this does! Change those blocks PLS!!!!!!!!

I think those latest "renderings" are just massing models. I wouldn't worry about them too much for the time being. The "orange and green roof" buildings haven't been a part of the project since the original proposal (there was an interim site plan that looked a lot better despite a lot of right angles).

I think that the buildings look good. I would like to see more renderings but that's just me. This project is gonna look good when it's complete .

EDM has submitted a non-substantive amendment to Stage I & II development agreements for Phase I of King's Wharf. Apparently the "Blue C" has some engineering problems with its current layout so the building has to be adjusted slightly towards the road. Additionally they are proposing smaller units which will increase the unit count of Phase I to 380 which is over the allowed limit before the second access needs to be built.

Minor amendments like this only require a resolution by Harbour East Community Council so this will likely be completed within a few months.

Case 19241 Details

Interesting side note, Downtown Dartmouth has an average of 1.9 residents per unit. This means that most people live by themselves.
